BTW, we did get an inventory (emailed after we'd moved in). It doesn't include the 'extra' items he's left, but I don't see what difference that makes. We're not about to throw them out, or pretend they don't exist.
It would make a difference if the items were mentioned on it. He wouldn't be able to just take them without giving you something in writting to say he'd taken them otherwise the missing items would be picked up on the checking out report. Months/years down the line the landlord could forget which items he had taken and the money for missing items could be taken out of your deposit.
However as they are not mentioned, you don't have this issue

Can you though? It certainly makes sense - why should a LL be able to enter your home (with or w/o 24hrs notice) when you're not in. I ask, cos all the stuff I've read seems to impy that the LL simply needs to give the 24hrs notice and he/she can swan in. If they know that you're at work, and give vague times like 'sometime in the morning' they can pretty much guarentee that they'll have an empty house to snoop round.
I'm not suggesting that all LLs are nasty ppl that want to do this, but surely no one want effectivley a complete stranger walking round their home?Hello.0 -
He has no right to enter. You have every right to say no. Just stick to your guns and arrange a time at the evening or weekend. No way would I let someone come into my home whilst I was at work.

There is an implied covenant in a tenancy agreement that a LL may enter the property upon giving a minimum of 24 hours notice but that is only for the purpose of checking the condition of the property and complying with his/her repairing obligations under S11 of the LL & T Act 1985. It is reasonable for a T to say that they want any visit ( including the repairs/inspection ones) to be at a time that is mutually convenient.Can you though?... To OP, have you changed the locks on the property? As long as you change them back to the original locks before you move out I thinks it's perfectly acceptable to change locks.0

It's not acceptable because a) You would deny the LL his right of entry for the purpose of inspection, following 24 hours notice and b) The locks are part of the LL's fixture and fittings.

The landlord shouldn't let himself in. So he should never need to know the locks are changed. if he does know its cos he's broken his side of the agreement and changing the locks was the right thing to do.

Is this really such a big deal? When I was renting, it was much more of a convenience for my landlord to come over whenever he needed and I never had an issue with it. Mine lived abroad and kept a few of his things in the loft and came by once every few months to get post and check the house was still standing. If I had to arrange to be in whenever he wanted to come over, it would have caused me a lot more stress than him just letting himself in. Have you got anything to hide?0
