Help please! New Build Garage Problem
Comments
-
Speak to your solicitor as the developers may be in breach of contract. There was a case where developers sold an inacessable parking space with a property to a couple. The purchasers took the builders to court and the builders had to pay them the full value of the parking space - £15,000 (in your case perhaps the space and a garage). Also, speak to your Council as suggested.

Off topic I know but the house I am buying has the same shaped garden. How have you found this shape? Is it awkward to fit things into it?0

I have updated the photo to make things a bit clearer

The red line is what's on the deeds

Interesting.
So you own half the shared driveway and presumeably the show home will own the other half. No doubt there is something in your deeds to say you gain access to their side and vice versa. What will be more interesting is their deeds. You will need to find out if they have to give you access over their parking space.
My guess is that after the builders visit you will get access to their parking space. Not ideal, as its a pain to drive up the driveway then find you need to disturb the neighbours to gain access to your garage.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. but even if each house can access each others driveways in order to park, its no good if theres a car parked there and either you have to ask your neighbour to move so that you can park or the neighbour has gone shopping/out whatever, and cant move the car anyway, you're stuck then0

Very nice!

Shows what you can do with irregular space.

I have been looking for the planning application on your Council website but i can't find it as they are filed by date not address and I dont think they show the plans anyway. Have you managed to see if they have built what they got planning permission for?0
-
I have found the plans and the boundary line is about 1 1/2 to 2 meters infront of the garage door. The line is in the middle of the shared driveway so not sure if it means all that much.0

well after 18 months battling with Bellway they have finally agreed to build us a double garage free of charge
