Help please! New Build Garage Problem

The neighbour I was referring to is the showhouse (once its sold)
The main driveway is shared, at the top of the pic is a fence (brown line) I enter the driveway from the bottom of the pic and drive the full lenght of the driveway before reaching the garage
as you can see, even if I was to park in the parking space next to the garage I would have to first drive into the show house driveway and then reverse into the space.
Not an option for the garage due to the angle as it's further along0 -
its pretty poor isnt it because i assume that as the driveway is owned by the house owner and isnt shared, they could theoretically put a fence up or do whatever, meaning that you havent even got the option to reverse into it to turn round,, was this made clear to you on sale? what if the person has a car there permanently, puts a fence up, puts junk or whatever there, meaning you can never turn round into your own parking space, meaning you can keep your car in the shared drive, meaning you cant park????
what has the developer had to say aobut this??0 -
If you reversed up the driveway, could you reverse into your garage?I'm a Forum Ambassador on the housing, mortgages & student money saving boards. ive thought of a solution but dont know if its financially or physically possible. could you have a side entrance to the garage, so the doors are along the long side wall of the garage instead of the short front of the garage. that way, you could drive in through the drive,, swing round into your own (open) doors to the garage because you would ahve more room.
not sure if i have described it that well, try to imagine the entrance to your garage is at the top of your parking space in the diagrame, the doors would have to be along the length of that wall in order for you to swing round into it.
if its not fixed, it will put people off buying the property when you sell0 -
I know, legally I have no rights to even drive onto their driveway and I know I wouldn't be happy if my neighbours were using my driveway to turn around in. You can't leave your car on the shared bit as you'll be blocking the other person.
Emailed the customer services lady this morning and attached that photo. Normally she's pretty good but no idea where we go from here. She has already replied saying that the contracts manager is coming into the office so I'll hear something before the end of today.
I don't even know if I can legally demand anything. Maybe I should have checked before buying (we'd have still bought it) but surely if a property has a garage you should be able to park a car in it
I realise that there's no such thing as the perfect house, and out of the few we narrowed it down to last year we are still 100% we made the right choice but I would like to use the garage....especially now it's snowing.
Worst case I can pay a builder to turn it into a double garage using the space at the side. I would have enough turn in then to get into the garage.
The only downside with that idea is I loose the parking space so I have nowhere else to park other than the garage.0 -
It could be a planning issue. If the development was granted planning permission on condition that there were places for X parked cars and the planning officer accepts that is not possible to park in the garage, the development could be in breach of planning laws.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Do you know how I would go about getting someone out to have a look?0 -
As they have not sold the showhome yet, maybe try and getthem to make enough of the grey area shared so that you can use the garage.0
