    What a nightmare.
    If you need shared access of their drive to park you should have it in your deeds. Easier to resolve if they've not sold the showhouse yet.

    a few months, I always wondered if it would be tricky but only actually decided to stick the car in earlier this week due to the snow (that and finally clearing the garage out) :o

    Yeah, he's coming on Thursday morning so I'll stick our car in the show homes driveway and ask him to get his car in the garage

    From that diagram it would seem they have designed the garage just for storage and not parking. But there maybe a way round it with some alteration especially if the developers are still on site.
  • Yes, you really need to hold out for a bricks and mortar solution on the ground - don't be fobbed off with variations to the deeds, because no amount of "rights of way" or "open plan covenant" will realistically stop the future show house owners parking outside their own house in front of their own garage.

    Be interesting to know what the explanation is!

    With your diagram it looks like the neighbour would not be able to turn into their space either. I assume that in reality it's not quite how the diagram shows.
    It's not clear which direction you enter the site from. Is it the bottom?


    Since the show home hasn't been sold yet, they could provide you with a turning space next to the showhome's parking space.

    I would check what was granted planning permission first - if the garage is in the wrong place, or orientated at a different angle to how it was shown on the approved plans, then they would be in breach of their planning permission, and if so, the entire development (i.e. all the houses) would not benefit from planning permission - so it could be quite a major issue for the developer. Although if it is correctly positioned, then there's not much the Council could do about it, as they should have spotted it did not have sufficient manoeuvring space when assessing the application - you'd have to rely on the developer!
