she has made her agreement with you and obviously wants the security [someone else said?] of having the letting agent oversee things like maintainance issues.

Auntie Axe I know that this'll probably go in one ear and out the other but please listen to me... The lady has already accepted you as a tenant. You have already paid her money as a deposit and she has already accepted it and given you a receipt. Just because she's decided to go through the letting agents does not mean that you will have the same hassles as I had, it just means she wants the peace of mind of having an agent here in the UK keeping an eye out, and tbh I would do the same. I bet she's only thinking about stuff like what would happen in the even of some kind of maintanence issue etc. Plus it means for you that the deposit you pay has to be paid to the DPS (Deposit Protection Scheme) - which in turn means that your deposit is protected, secure and refunded with any interest accrued at the end of your lease. Should the letting agents or the landlady decide that they want to take money out of the deposit for, lets say, carpet cleaning, they have to go through the DPS first and it means you have a point of recourse if you disagree with the decision. Please think of this as nothing negative and if anything it's more than likely positive, as you'll have somewhere to contact if there is a problem and you'll get a swifter remedy in place than if you had to contact her in Australia etc. Seriously, if she's already accepted you as a tenant, that's what she'll be going to the letting agents telling them. DON'T STRESS.
If you're worried about it - just send her an email today to confirm that she's accepted you as a tenant, and that going through a letting agent won't affect that.s/e0 -

Thank for all you support yesterday when I was on a real downer. :T:A
I always react emotionally when things go awry and have to get that out of the way before I can be rational again.
The email I had from the LL yesterday was very terse which made me think something else was influencing her, but I've had an email from her today in a more friendly tone confirming that she'll pass the deposit I left with her to the Agent, so am feeling much more positive today.
Need to stay busy and on top of things so, as I'm going to Dad's this afternoon to cook an Easter Dinner, I'm gonna start packing up some things to get them out of the way and take them over to store them in the Tack Shed
bz I did listen to what you said yesterday but I was sorta scared to believe it iykwim. You were right *through gritted teeth*
