Wait to see what the valuation is.
If the valuation comes back lower then gazunder
If it comes back to what you paid - don't worry about it.

    Total agree with the above....

We may gazunder on the place we are trying to buy. Nothing to do with being scum (although some may differ on views here) more to do with the fact we put the offer in in November and the vendors have only just found somewhere. Two months of price drops have been in between (2-4% I guess), and probably a few more months before it completes. Why should we finance the sellers tardiness in finding a place (according to the estate agent they didn't even look for a month after they accepted our offer)

However if the if the valuation is an old one then it perhaps is worth getting it re-done and renegotiating if nessecary.

That said, I'd do it now in advance and let the sellers know exactly where they stand.

On my last purchase about 12 months ago there was a risk that if we missed the completion deadline we would have to postponed about 2 months due to up the chain going on a round the world trip! I made it quite clear upfront that should the deadline be missed and 2 months imposed we would be re-negotiating.

If you wait until the day of exchange / 11th hour (which is what Gazundering is) and try and pull the carpet out from under the seller then i stand by my initial post on the topic!

All imo of course. Sure - some folk might stand there with their arms crossed saying "business is business" / "Cut throat world" etc etc but I think the vast majority would disagree when you're at the front line. (and no, it hasnt happened to me yet!)

If the price you are prepared to pay is dependendant on when you can move in, then I think you should have made that clear when you first put your offer in, by saying that your offer was dependant on completion by a given date and that you reserved the right to reduce your price if they couldn't meet it.
  • I would agree with p-sticks in most circumstances, BUT its been 3 months and they have only just found their place? This is unreasonable, so renegotiating now is perfectly acceptable imo.

If prices were rising, would it be okay for the sellers to ask for another 5% or so?
