the areas im looking at are more expensive than the average for the west midlands.
i dare say % drops are guesswork but the areas i have been looking at are about 17% below peak already in some case (not all) there is further to fall but im just going to buy when i feel im ready, probably only 130-150k so i can continue my lifestyle.0 -

there are houses in sutton coldfield with 22% drops in propertybee
also Lichfield has 17% - 20% off.
if you find somewhere with 20% off just put an offer another 5 or 10% below and see what happens.
properties im looking at have been on sale now 9 months and dropped 12% still not sold. so they will be forced to lower their asking price.
im seeing Sold STC on homes and then they have fallen through,
just give it time and as i said hold out, they will be forced to live in the current market0 -
