Who can drawn up home extension plans?

    Oh right...

    When I looked at the plans I looked into buying a copy of the neighbour. but apparently they is a copyright law, they are owned by the person who made them.

    These were drawn up 20 years ago. Although I know the buisness who designed them is still running I haven't approached them as we do want a slightly different plan and my neighbour was not entirely happy with there work (designs and building - they are a big firm).

    I will see if they are on the council's site, but surely this would be breaking the copyright law? unless you are able to just view them and not use them...

    I wasn't talking about you using somebody else plans. Obviously you need plans unique to your circumstances and building regs may have changed in that time.

    All I meant was that you could get an idea of architects(names/numbers) that have produced plans in your area.
  • We used an architectural technician who charged £25 per hour for our plans, found through word of mouth. He produced a set of layouts and elevations for planning permission and then added all the details (sizes of beams, details of brick and blockwork, etc) to the same drawings for building regs approval. You don't need cross-sections for planning but you do for building regs.

    I agree that using a chartered surveyor or architect is OTT for a house extension unless you intend to spend £100k or more. Our local free paper has a couple of adverts from people who do plan drawing for extensions. If yours has similar, ask one or two of them to show you examples of their building regs plans for a job that has been built and see what their clients say about them.

    bar 1. The thing is, if you are a self builder, as I was. Then you need to know all the technical information yourself in order to either do the work yourself or to make sure that any tradesmen you employ are getting it right.
    I can afford anything that I want.
    Just so long as I don't want much.

    Hi Guys,

    I've just had my first qoute back from a surveyour, not what expected!

    He wanted £350 +VAT for the survey and preparing the outline sketches.

    Then he wanted £150 + VAT to submit the plans as part of a formal planning application to the council with block plan and site plan.

    Not only this but he wanted £200 + VATto convert the drawing to full building reg construction drawings and sumit to council.

    He then advises that we will need to pay the councils planning fee, building regs and to download site plans (which I knew about).

    Sound excessive to me!

    Guess my search continues. :rolleyes:
  • New to all this, but in response to the above, that sounds fairly reasonable to be honest (without seeing/knowing that much about the job)

    Don't forget that most basic extensions to dwellings now do not require planning permission - a lot of poor architects and technicians either don't know this, or don't let you know this and still charge you!
