Even if you go to an architect they may well just pass that work onto a technician and then sign it off.
Someone has already put the link to CIAT, so look out for Architectural Technologists as they will tend to be cheaper and do exactly the same thing.0 -
I'm based in the Northwest, if your based up this way by all means let me know & I could recommend someone (off the record of course!)
Ooo if you could recommend anyone around the Manchester/West Yorkshire area I'd be most appreciative as I'm trying to add a bigger dormer on our attic rooms and want to make the best use of the space/light.0 -
When I built my house I drew up my own plans. I had to do quite a bit of reading about the subject beforehand. They were approved and we built the house using them, so I must have done something right.
I have seen our neighbours plans which have written instructions for the builders on. Is this a standard part of the plans? If so did you do all of that too?
I guess the library should have some books on drawing up plans...
Also if you submit your own plans and they get rejected does the council charge you any additional costs to re-submit? Do they tell you where you went wrong?0 -

RIBA are the professional body for architects, RICS are for surveyors.
If its just an extension and you know what you want then look up "plan drawers" in the yellow pages - they're normally cheaper.0 -
Hi, just looked up 'plan drawers' in yell.com and it just comes up architects and building consultants (and various others which aren't relevant).0

Yes, I put all the details of footing sizes and timber and RSJ's and what to put where. Of course, as I did a good proportion of the work any way, they were a good crib sheet for me as well.I can afford anything that I want.
Just so long as I don't want much.0 -
That sounds complicated Col!
I'll look into it.

If there are any houses nearby that have had extensions you should be able to look at councils planning website to see the detailed plans. They usually have the architect name on them.
Some councils websites are better than others.0
