According to the Registers of Scotland Executive Agency, the latest release in October shows they are down 2.10% YoY
My bad maths, Aberdeenshire is showing around a 7% drop from peak so far. (£166,476 down to £154,988) The RoSEA of 2.1% may come into line with that when November and Dec are taken into account?

I'm still sticking with the 30% figure for the moment, but I wouldn't at all be surprised if it went further now.
I think the average man in the street is only now really waking up to believe HIS house may be falling in value.
The Bank of England survey has shown that the average person believes that houses are falling in price and has done (I think) since April 2008. Obviously that's different from them believing that their house has fallen in value (people believe that things they own have a higher value than those they don't - something that is demonstrable by experiment*).
My best guess is that the froth has been blown off the housing market. Now we have recession/depression/Armageddon and prices will fall commensurate with that. Perhaps 30% from here, give or take.

TBH I think that 2 threads that have become devoted to kicking mitchaa is pretty close to bullying if not actually bullying. Play nice guys!
Despite mitchaa and i being like chalk and cheese (bull & bear) i have actually come to like the guy. Many bulls turn to name calling but he, at least most of the time backs up his claims with reasonable stats and arguments without resorting to 'vulture' calling.
If i was being kicked like in this thread i would run a mile but he stands his ground.
I do enjoy jostling with mitchaa on regular occasions but there is a mutual respect and he is one of very few bulls that get a regular thankyou off me.0 -

RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

How many properties do you have in Aberdeen ISTL?? How are they coping, they're not newbuild river dee flats are they??
I have two BTL's in Aberdeen.
One 2 bed flat near city centre (not River Dee flats) and a 4 bed house in Bridge of Don.
They are doing very well. Only had two weeks void in 2 years due to a change from mid month tenancy to start of month tenancy.
I've massively reduced the outstanding mortgage loan on them in the last two years and currently on schedule to have them both mortgage free in the next 7 years.
By doing this I have reduced the risk to a very nice level, such that I may be in a position to expand to a further property in the future.
The decision I now have to make is whether to go for it or not.
I put as much money into the properties as I can, but have the proviso that I can take holiday months or withdraw the overpayments at a later date written into the contracts.
Obviously I would prefer not to do this as it increases my risk again, but if the right property at the right value becomes available, then I may just go for it.:wall:

Ah yes but we have also established that Hull City FC will win the Premiership in 2011* as everyone else will be deducted 15 points for being insolvent. Hull will be able to buy every decent player in the league (and also Gomes) for a handful of beans.
The following year they will be unable to play in Europe, ostensibly as their strip clashes with Barca's but in reality because they aren't Man U, Liverpool, Ars*nal or Chelsea.
*AIUI, Hull City are the only Premiership club with no debt.0
