Cant pay rent ;o(

As the title says really, and I guess we are in a very long line of
people in this situ, ive been warned my job is not safe, my OH
is self emplyed, he had most work cancelled for Jan, people just
cant afford to get things done.

Our 6 month lease finishes on end Feb, tho unless a miracle happens
we wont have the £600 for rent thats for sure.

On the council list, so I guess thats first thing to do,
dont know what to say to landlord, even if we can pay to end of lease,
surely we need them to put it in writing, but then arent we making ourselfs
homeless, or do we just admit defeat, we cant pay rent, how do they go
about getting us out?

Its all a horrid mess, i cant cope, my OH is withdrawn, not sure my daughter will cope, she sees a councillor for emotional probs, self harm, and other stuff, she was soooo happy when we moved here, all she wanted was a house, wont go into detail but weve had a trumatic few years, im worried for her mental health, going into a bed and breakfast, she will go mad, start all horrid things up again.

Please help, no one to turn to, no family here, no one.

i think the first thing to do is to talk to the council about your entitlement to Local Housing Allowance (the new name for housing benefit)

if you are on a low income now, you may qualify for some part of your rent at least. it is available for the self employed also, if they are on low money

Warn your landlord. The one thing worse than no rent being paid is not knowing that it isn't going to be paid.

In terms of evicting you, you would have to owe 2 months rent for the landlord to evict you for non payment of rent, both at the time he served notice and when it reached court.

Even if he wanted you to leave when the lease ends in February, he would need to serve notice on you and then go to court to evict you.

Right well we will speak to council,
I guess if our lease is up end of Feb and we can pay 2 months rent
or make arrangement for deposit to pay one months,
they wont renew and we would be out anyway,
they are in there right not to renew and wont have to evict us,
but we would still be homeless and wont be able to rent any where else private because of lack of funds.

Council will probably tell you not to leave until you are being evicted, in some areas that means waiting until the baliffs are at your door.

A council could grant you temporary accommodation for 28 days while they assess your case. If they decide that you are intentionally homeless they may not have an obligation to house you.

To be honest, I would hope that LHA will give you enough money to pay your rent and that a reasonable landlord could manage to wait a few weeks for the payment to be made, if your council takes a couple of weeks to sort out your claim.

It costs about £100 to get say 10,000 leaflets printed up.
Why not come up with a special along the line of boiler replacement for 1500.
All the days he is not working can be spent dropping the flyers thru letterboxes. Could work out very well. Think positive and try to make things happen. You have nothing to lose.

B Gas charge about £3000 and the cost of the boiler is about £1000.
He could make a good living.
