totally agree - as long as you buy well it doesn't really matter when you buy. if it's your home you'd get much more enjoyment out of it instead of saving"x" amount from looking at the Halifax numbers.
hitting rock bottom is virtually impossible due to the house buying process - normally it can be 6 weeks to 3 months (unless you're a cash buyer) and even longer if you're in a big chain; it's just impossible to predict.

You're right, and this brings up a further problem that increases market stagnation: We had thoughts of capitalising on the HPC by trading up next year (gap between rungs on ladder closer together so less of a jump to step up) as we have always planned to make one more move up to provide a better/bigger house for the kids. My worry with this now is that we would have to take a large hit on the price of our house in order to sell, but it seems that many sellers are unwilling to price realistically so there would be a shortage of "better" houses on which realistic offers would be acceptable. Hence it would be just as hard to trade up (financially and in terms of finding the right home) as it was before the HPC!
Maybe we'll be staying where we are for the time being...0 -

Difference= £37,178 in twelve months. That's 18.9% annual fall
