just for fun- how much do you think it'll sell for eventually

  • I have absolutely no idea. However, I was ready to come on here saying given the choice between a flat and a house, always buy the house as it will hold its value better, but that flat looks lovely. (With the disclaimer that I have no idea what the area is like etc etc).

The house, and its neighbours, looks a little unloved.

Given they've all been on since sep/oct, final price=a bit less. That's all I can say.

Look out for January reductions too - EAs love a "january sales" gimmick (and I sold my house in one LOL).

Not wishing to sound facetious, but. How come you don't know what type of property you would like. Semi, flat and bungalow are all different. Why?
i'm looking for something nice but affordable, and being a single bloke ftb as long as it isnt in a toilet of an area then i have no real restrictions on where i go, if my budget was double then fair enough i could be choosier, but as it stands i cant afford to be choosy lol
things arent the way they were before, you wouldnt even recognise me anymore- not that you knew me back then ;)

  • The flat is really nice but what is the mantience change like? Looks like a niceish area too.

The terrace I would not pay more than 60k I dont like it and and not sure that it would be a good long term investment.

The bugelow, yes probably worth considering and it has parking, could well be a good buy.

However I am from down south and have no idea of Northan prices/areas.

Ps spell check is having a back day, excuse my spellings.
the terraced is in a decent-ish area, i went to school round there and i survived, if i remember a few of them had off street parking at the front, cant remember (its become a bit of a trend round here on decent-ish sized terraced houses.

the flat is in an ok area i think, i used to drink in the local pub (it was a bit rough and ready but when they realised i knew the cellarman and i repair phones i was accepted as one of them)

the bungalow is a bit small, the bedroom could do with more room for a bigger wardrobe and of course a double bed, but the off street parking is a big plus point and i like the conservatory too

  • Flat - OK, but all rooms quite small, esp the bedroom. With only 1 bed, I'd prefer something a bit more spacious.

Terrace - bed 2 is a large cupboard, really, at less than 6 ft wide. But bed 1 is OK, I'd prefer this over the flat.

Bungalow - Very cramped, again, very small rooms.

Not that keen on any of them, TBH. I'd go for the terrace out of the three of them.

(That's just on the places, I know nothing about the areas)
...much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.
  • I am actually very surprised to see 3 completely different properties up for sale at the same price. Looking at the pics as well it appears that the house and the bungalow both have more space than the flat, especially outside. Maybe it's just me but I wouldn't want to pay 80 grand for a flat if I could have a house and a bit of garden instead. That said, the flat does look lovely and the rooms look surprisingly big. Just how do estate agents value property?

Is that a new build one in Central Manchester?

When you wander around the city centre at the moment you see all sorts of offers for the really crappy developments. One is offering incentives for potential BTL landlords in a particulary horrible, thrown together building in the east of the centre which includes a guaranteed return of 8% income of your purchase price for the first two years (even if it goes unrented), 12 months free membership at a gym, 10% deposit paid, £5k cashback etc. It's probably around 50% overpriced however.

I've seen this and commented on it elsewhere. The builders who have a lot of newbuild style flats and smaller houses to shift aren't admitting to themselves that the value of them has actually gone down, instead they're still selling them at or about the 'normal' sticker price but playing all kinds of games to get people to sign.

Interest free loan, deferred for 5 or 10 years, to buy 25% of the property outside of the mortgage itself seems popular for offers to FTBs who the builders apparently hope have poor maths skills and are blinded by the idea of owning their own property, which will only go up in value anyway*cough*.

Give it twelve months and you'll probably have a better choice....

However, given that I don't know anything about the areas but you say that they are ok, I'd go for the two bedroom house. I have a third box room the same size. If you paint it pale colours and put down a light coloured carpet, you can get a 4 ft double in there, albeit pushed up against the wall, with a chest of drawers and a small wardrobe. Although you wouldn't want to live in it, it would mean that you could have friends to stay over and that they won't need to crash on the couch.

they are roughly 5 miles apart in different directions, as in you could drive from any one to any other and it would be no more than 5 miles
