Is that a new build one in Central Manchester?
When you wander around the city centre at the moment you see all sorts of offers for the really crappy developments. One is offering incentives for potential BTL landlords in a particulary horrible, thrown together building in the east of the centre which includes a guaranteed return of 8% income of your purchase price for the first two years (even if it goes unrented), 12 months free membership at a gym, 10% deposit paid, £5k cashback etc. It's probably around 50% overpriced however.things arent the way they were before, you wouldnt even recognise me anymore- not that you knew me back thenMercilessKiller wrote: »BH is my best mate too, its ok

All these depend on when they sell, not how much will they go for. If they sell within the next 4 weeks, the sold prices may be more than what they sell for in 10 months time.
If I wanted these properties, and wanted them within the next few weeks, I would first check for sold prices on rightmove, but not knowing the postcode or area, I would offer £70,000 for the flat, the mid terrace £75,000 and the bungalow £65,000. If they were on the market in ecember 2009 ime, my offers would be lower. It depends if someone has the money for one of these properties and "falls in love with it" so much as to offer close to the asking price really.My suggestion and/or advice is my own and it is up to you if you follow it, please check the advice given before acting on it.0 -

I actually think the house will drop the most as it looks as though it needs a lot of work done to it. I'm normally a flat hater but that one looks really nice - really good for a ftb (is that what you are?).
In 12 months.......
House - 60k
Flat - 68k
Bungalow - 62k

The house looks empty, so they may need to sell or it could be a repo - agree around £60 - £65k
The bungalow looked like the only bedroom was a single! - Similar price.
The flat was by far the best property IMHO, and was not a new build, so around £70 -£75 k
If I was buying now, then I would be factoring in a 10 - 15% fall in prices and offering accordingly.

The flat is really nice but what is the mantience change like? Looks like a niceish area too.
The terrace I would not pay more than 60k I dont like it and and not sure that it would be a good long term investment.
The bugelow, yes probably worth considering and it has parking, could well be a good buy.
However I am from down south and have no idea of Northan prices/areas.
