They will all negotiate, it's just that most people don't even try with developers when they actually are more likely to do a deal than most homeowners who might need a certain amount to move.
Don't try and make a new build fit her needs though - does she need a three bed or a two bed? Is she better with a bungalow - ie. is this a long term move? When does she want to move? Now or in a years time - that's a long way! Look at second-hand properties as well - they will already be priced cheaper than any new build.
I'd offer 155,000 on a new build priced at 185,000. I wouldn't move up from there either.
Some people might getbored butwe negotiated a new build house down from 300,000 to 250,000 - that was four years ago now when there was a bit of a wobble when interest rates went up twice in succession and I also know someone who paid 165,000 for a new build house being marketed at 199,000. It helps if they're already built but in this market, I should think they'll negotiate on any house.
Also, if they aren't struggling so much up there where you are (we're all in this recession together as far as I'm concerned) then any company would be looking to turnover as much as possible in the areas where things aren't so bad in order to offset the really bad places.Everything that is supposed to be in heaven is already here on earth.

It is a long term move she is doing. She is the one that wanting a new build. She been stuck in her ex council house for so long and now in dire need of getting ripped apart and done up and it would be cheaper for her to move in. She only 53 so she got a long time yet being able to cope with a house that size and she wanting room which her house doesn't have at the moment either. The council tax would be the same even though it a bigger house as she coming out of the town into the country (same village as me and hubby) and we calculated her heating would actually be cheaper as the house she in at the moment (2 bed bungalow) is more expensive to heat than our 4 bedroomed new build Barratts house!! We were thinking that this house by wimpey is going to be ready in may/june and they asking £185k, i wondered if we should chance putting in an offer of 25% off?!!?0

Make the offer - they can only say no. Actually, if you have time on your side then they are more likely to come down on their price if you are able to wait and play a bit of cat and mouse with them.Everything that is supposed to be in heaven is already here on earth.

Ok, so we have been told Barratts have a nice 2 bed with boxroom that my mum totally likes the look of. They won't be released for a while yet so no price yet. before they comments start coming i know all about the "don't buy off plan etc" that i have read on here but me and my husband has bought a new build from them and no bother, excellent CS and any snagging has been done without fail. The same house is getting built in a little village 6 miles from the town and is going for £199.5k but is detached and got garage. The one my mum looking at is a semi but with no garage but is in the town. Given that the house will be released about may/juneish, what price do you think it would be at roughly?
i know a lot to ask but just want to see the views people have on here of what price would be? ( i have NO knowledge what the market going to do this year in our area, Aberdeenshire) I was thinking maybe £150k

What is the rush? Can you not wait until it is built?
Prices WILL fall, so why go in now, when you don't know how much they will fall Just wait until it is built then you know what price is reasonable at that time.0 -
not built = not buy.
Too many risk associated with buying something unbuilt at the moment.0
