Just been talking about this on another thread. The new build game seems to be to keep prices high and use all kinds of artificial schemes to knock money off the intial price by hiding it in deferred loans, so people think they've got a bargain without realising that they're going to get hit hard when the rest of the cost of the house comes due.If you don't stand for something, you'll fall for anything0 -

Not very keen on the whole 75% buy now and 25% pay later, seems a bit of a rip off. We would just be going in to mortgage the amount she needed with a £35-40K deposit. There a lot of offers like free carpets and that and was hoping she would be able to get them all included too.0

You're a little bit defeatist. The option to haggle with de to negotiate developers is pretty much always there, regardless of the state of the market. It just depends on how you approach the matter. You should fairly easily be able to negotiate a discount of a decent year's salary and should always bear that in mind when you are talking to them - someone in your family will have to work an entire year to pay that back, plus the interest.
If you are not part-exchanging, you are in a better position to haggle.
Carpets, contributions towards solicitors fees etc are worth nowhere near the money they say they are, you'll save nothing on solicitor's fees because they're too expensive to start with - you are always best to buy anything that isn't tied down, elsewhere. Carpets and other options, if you had the 'equivalent' discount off the house, you would be able to buy anywhere at a much cheaper price than they tell you they are worth with plenty of change.
Go for discounts - don't ask for a discount, make them an offer and negotiate hard. Only when they can't be pushed on price any more do you then turn around and say 'that price includes carpets then?'Everything that is supposed to be in heaven is already here on earth.

No it isn't a windup!!!!
I don't know if it been built yet because my mum is only looking at houses worth 190-200k by barratts and wimpey, so we don't know if they have been built yet as we haven't been into any of the site offices yet just got some info.0 -
OK, Had a looky at Wimpey, the offering at the moment a 3 bed semi for £185k. hasn't been built, how much discount do you think we could get off that? The house will be ready june/july.
Give me your opinions?!
