New Build/PX/Haggle

Hello,

Been lurking for a while and finally decided to post to get some help.

Me and my husband bought a new build Barratts home and been in it for a year and very happy with it. My mother is now looking at buying a new build home too but as the housing climate has changed a lot since we reserved in Nov 06 when it was a sellers market and wasn't much negotiating to be done at that time.

What kind of haggling is available now with Barratts, Wimpey etc? If we were looking at a house that about £190-200k what could we go in for? Mum has a house that she could get £130k (neightbours house just went for that a week ago) so would it be better to p/x to get a good deal?

We live in Aberdeenshire which does seem to be in a wee bit better situation than the rest of the country for some reason, but i assume there still saving to be made :D

    have a look at what stuart milne may have available.........the aberdeen market has been affected
  • yeah i know it affected but doesn't seem to have taken as big a dunt.

    I don't think Stewart Milne would move that much on his price to be honest.
  • Don’t be shy about putting in a low offer of £120k, even if you think it will offend or embarrass. Why not view the property (again) then call them on the phone, make the low offer and leave it a couple of days and haggle from that price.

    That’s exactly what we are all doing right now, it’s a buyers market!

    I’ve just made an offer of 30% on a lovely property in Guildford, Surrey and I wasn’t ‘laughed out the door’, they said they’d get back to me. If they don’t after a couple of days, I’ll phone and ask what’s happening then take it from there

    Think maybe the best thing to do would be not to part exchange and just tell her to put it on market. At least if her neighbour just sold theirs their obviosly still a wee interest in that kind of house.

    We can't have another look at the property as someone said as it is a new build and not built already. We would have to negotiate with the site agent about price and any other extras that they MIGHT allow my mum to have. Is there a better time in the month to make an offer for sales or does it not matter as we were going to go to them on the 5th when they all reopen after xmas.
