Windows And Doors New Build 3 Storey

I hope you can help me? I have bought a 3 storey house and have some issues with the doors and the windows. I have huge gaps under the doors (50mm-60mm), some windows don't lock.
When i spoke to the site manager he said that there needs to be a gap under the doors and you shouldn't be able to lock the windows due to it being a 3 storey house (This is regulation). Does anyone no the regulation or even is this true? Thanks for any information.

  • Hello my dh is a window fitter although he doesnt do 3 storey new builds.
    His response to this was "what a load of b**l*cks". You need to be able to lock the windows for insurance purposes surely? He can't think of any reason whatsoever to leave a gap under the doors. Oh yes other than creating a draught.

    I believe some of the windows do have to be without locks as a means of fire escape but I could be wrong, no idea about the gap under the doors though.

    Thats what he said, i would have thought if that was true they wouldn't have a lock on them? Why have the lock?

    I'm also in a 3 storey new build. All my windows have locks on them. My doors also have gaps underneath which vary depending on the room. When I queried this they said it was to allow for people to fit carpets. I did have to laugh; who would fit a 2 inch deep carpet in a kitchen? :rotfl:

    Have put it down to very bad cutting and fitting.

  • I have 3 year old house 3 storey house. None of the upstairs windows have locks but all the downstairs ones do. The gaps under the doors are no bigger than they should be to allow for the doors to close on carpeted rooms. Floxxie, I wonder why our upstairs rooms don`t have window locks and yours does. I assumed it was because of fire safety. Do you have fire doors on all the rooms. We do apart from the one on the en suite on the 2nd floor.
  • all our doors are fire doors. Looks like the chippy hasn't done a good job! Just to lwt you know that i have locks on all my windows and i put on my snagging list some didnt lock and the site manager said this was due to fire regs. I thought it was due to them being broke!

    You need to have a means of escape in case of a fire at least 1 window on the upper level must have a non-locking handle .
    people must remember that newbuild and in alot of cases social housing refurb must comply with current regs .
  • All mine have locks fitted though! If thats the case shouldnt they fit the house with a window without a lock? do you know where i can get the regs on this?
