  • If the landlord suddenly force you to leave the property then you can do case on landlord. Because before leaving the property a 2 months notice must be given.

  • I found a house to rent, but it was dirty and I had lots of questions for the letting agent to ask the landlord, I was told that I had to pay the holding fee of £200 before the agent would speak with the landlord the questions were ie gas safety certificate and when boiler last services etc. Is this right?

    Is the property in Scotland, England, Wales or Northern Ireland as this makes a difference as it what fees a letting agency can lawfully charge. In Scotland the letting agency can charge a tenant rent and ask for a deposit the rest of the "admin" fees are unlawful. Northern Ireland I'm not sure about. Letting agencies in England and Wales seem to be able to charge a lot of different fees for all kinds of fanciful things.

    If a letting agency won't provide you with basic evidence that the landlord has a gas safety certificate, permission to let, an EPC, etc, without first handing over £200 which will probably be non-refundable, I would tell them to poke it.

    RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

    Hi,

    I will be grateful if anyone can help in clarifying the following:

    Is it ok to sign an agreement to rent a property with just one owner name on the agreement?

    I did a registry check and the person who is letting out the property out to us is mentioned on the Land registry document but there is another owner as well. So far I was not informed by the letting person that there is a co owner of the property.
