Just on the subject of bailiffs, do make sure they are court appointed bailiffs and not SIA accredited debt recovery agents (who have absolutely zero right to be on your property), you do not have to prove a thing, and you can call the poice if they refuse to leave. Tresspass is a criminal matter on residential property.0

Hi,
My situation is as follows:
I let via agency, recently found out that landlord has no consent to rent from mortgage provider. I also found out he has not paid for last 14 months.
Does this make my tenancy agreement void? Do I still need to give my agency 30 days notice?
The agency have no idea, they believe (or so they say) that repossession hearing is for ground rent, and that I have nothing to worry about.0 -
How did you find out he doesn't have consent to let?0

I'm not sure but I suggest playing it by the book and doing so unless you have good reason not to.
That being said, if I was in this situation I'd be tempted to not pay the last month's rent until the deposit has been returned.0 -
I know it LL doesn't have consent to let from his mortgage documents (sent to my address for him that I opened in error.
I have agreed to pay pro rated rent until the repossessions hearing date to the agency as they were threatening me with default.0 -

Thanks for replying to me. Shame you didn't get better advice than mine. If you still need advice I suggest you start a new thread as some people may not be tracking the old thread you replied to.0 -

Hey,
My (ex) husband is currently renting out the former matrimonial home without permission (at least it looks that way on the land registry). I was wondering if anyone has an email address for HSBC they could give me. Knowing him, none of it would have been done by the book and I currently have a charge registered against the property until he buys me out of my share.
Thank you.0 -

Thank you.
A 5 second google throws up HSBC contact pages here.
I assumeyou are receiving half the rent?
Whether you are, or not, if, as I guess, you are named as a joint mortgagee, you are equally in breachof the terms of your mortgage if the property is let without consent.0 -
Son is looking to rent a flat currently advertised on Gumtree Aberdeen. Last year he was in halls at the Uni so I had no worries but this time I'm totally at a loss as to what to check for before handing over any money
I know that agencies ask for a lot of information to do reference and credit checks and I'm obviously concerned to be giving this private information to a landlord I've never met.
Can anyone give me some guidelines Please.0
