I began renting in July. I'm totally new to this and didn't realise I had to notify my lender (stupid I know!). I understand the importance of doing this now but need to know if I will be penalised for renting the property before gaining permission?
I want to contact them to make things right but don't want to get myself into trouble.

Hey .. am new here.. can anyone advise me on how to replace rent home furniture. Somehow managed to damage a few. Wondering if i can replace it with something that looks similar.. yet cheaper. The agreement with executive furniture rentals say something else. Thanks in advance.0

Before renting a house you should verify the landlord's details whether he is having permission to rent a house from his mortgage lender. Please ask for documents which proves that he has a right for renting the property. If possible check credit history of the landlord from the bank from which he has taken loan. Also check reputation of the landlord in the market and his surrounding area.0

My bolding. Unfortunately, in many cases the hapless T has been paying their rent in full and on time but the LL's financial incontinence has meant that they (the LL) (a) fail to, in turn, make their mortgage payments on the rented property and (b) fail to properly deal with the T's deposit
Again these are generalised statements. You are assuming that
a)all tenants pay rent in full and on time. They do not.
b)tenants are "hapless" and landlords are financially incontinent. These adjectives reek of the Daily Mail and seek to sway opinion unfairly
c)landlords will just pocket rent and not pay their mortgage.
Have you never met people who just pocket their housing benefit and not pay their rent? A number of former neighbours of mine.....0
