I have done a Land Registry search on a property I am about to move into. I just wondered if the mortgage lender listed will definitely be the current mortgage lender, or whether it might have changed and not been updated.0

The mortgage lenders are listed as:
FirstPlus Financial Group PLC
Barclays Bank PLC
The mortgage related restrictions are:
4 (Q4 2002) RESTRICTION: Except under an order of the registrar
no disposition by the proprietor of the land is to be registered
without the consent of the proprietor of the Charge dated Q4 2002 in favour of Barclays Bank PLC referred to in the
Charges Register.
5 (Q3 2007) RESTRICTION: No disposition of the registered estate
by the proprietor of the registered estate is to be registered
without a written consent signed by the proprietor for the time
being of the Charge dated Q2 2007 in favour of FirstPlus
Financial Group PLC referred to in the Charges Register.
The mortgage related charges are:
3 (Q2 2010) Proprietor: BARCLAYS BANK PLC (Co. Regn. No. 1026167)
of Standard Life Mortgages, Mortgages Department, P.O. Box 23966,
Edinburgh EH3 1BF.
4 (Q3 2007) REGISTERED CHARGE dated Q2 2007.
5 (Q3 2007) Proprietor: FIRSTPLUS FINANCIAL GROUP PLC (Co. Regn.
No. 3315543) of FirstPlus House, The Avenue Business Park,
Pentwyn, Cardiff CF23 8FF.
I can't see reference to any other mortgage lenders. I am a bit concerned, because on the FirstPlus Financial Website it says that loans are not available for investment or business purposes. I 'm not sure if that would prevent a letting/buy-to-let situation.0 -
Thanks to Trollfever for flagging this up : http://forums.moneysavingexpert.com/showpost.php?p=39866624&postcount=10
May be of interest to those who think there is no cross referencing done , so little point in seeking CTL.......0 -

Twinkle Star - it may be better if you kept your queries relating to this potential let in one thread, the one that you already have running?0 -
Here is another one
https://forums.moneysavingexpert.com/discussion/2988124RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

An interesting report from nearly legal as it's using the new Mortgage Repossessions Act for a tenancy that was granted after the lender had got a possession order and for which there was no consent to the tenancy from the lender.
"Tenant’s relief from Mortgagee"

So it looks like the new act may be of some use even if the lender has an old possession order.0 -

That and a good solicitor by the sounds of it. Thanks for that franklee.
Perhaps it is even more important now for renters to ensure that they have the optional extra, Legal Cover, with their house contents insurance policy? Ensuring of course, that the policy doesn't exclude action taken against, or defending, any landlord problems.RENTING? If a landlord is based overeas permanently, do they have to pay HMRC tax on rental income they earn from property in the UK?0
