I haven't read the whole thread, so apologies if this point has already been covered. The LL may own the house and not have a mortgage on it, in which case readers of this thread could be unnecessarily worried if they pay for the info from the land registry and don't find that the LL has permission from the lender.

Can I ask, I posted on the DFW page about a man from nci calling at the property which we rent bo discuss mortgage arrears of our landlord. Just to cut through the many posts and ask is it worth paying the £4 fee at the land registry to find out if he has permission to let. I'm on a month by month rolling agreement which can be ended with 1 months notice by either party. My original thread is here. https://forums.moneysavingexpert.com/discussion/2531571 The man from nci seemed surprised that we'd had no mail which I said we haven't so I'm presuming reading between the lines that he's probably still got this as his address and has a royal mail redirection directing it to somewhere else (however we've had - in the past - 2 pieces of mail, since the light of today's shenanigans I've opened - yes I know I know) one was for a mortgage payment being returned! so a couple have obviously slipped through RM's net0

To find out if the landlord is using Royal Mail redirection services, you can address an envelope to your landlord at your address and see if it arrives on your doormat.
I would check on land registry if it were me, but it sounds like your landlord is having financial problems and I think you should protect yourself by looking at other rentals. Much beter to proactive instead of reactive.
Ask for proof of consent to let before you sign anything on the next place. You can always phone up/go and see, several letting agents, pretend to be a landlord looking for an agent and see what the letting agent says when you say you don't have permission from your mortgage lender. Then you know which agents to avoid. Hopefully, this government will raise the laws on renting, up to the levels of our European cousins
BTW, on a rolling contract the landlord has to give you 2 months notice on the contract date, and you give 1. Although if they haven't got their mortgage lenders permission, you don't have many rights. As you can see from this thread alone, low lifes don't care about others when they rent out properties without permision.RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

I suspected for a while that my anti social neighbours had some sort of hold over their landlord as they do not seem at all bothered if I threaten to contact him with complaints saying things like"tell him if you like whats he gonna do"and when I have contacted him he just says ".oh how awful I will have a word with them."When they moved in they had a dog which he made them get rid of but now they have a house full of various animals,and seem to do just as they please.
When the landlord who is a builder bought the property he said he did so with a view to selling at a profit or letting out and he decided obviously on the latter.
It crossed my mind after reading threads on here that he may not have a BTL mortgage and the nasty piece of work tenants know this fact as after checking the Land Registry as suggested on here that he is listed as living at the rental address which of course he has never done.(and yes I have taken on board that this may not actually prove anything,but it is a bit fishy)
I now know who his morgage is through and that a year after being listed as owner a charge was added to the property.He also has restrictive covenants passed down forbidding him from causing any annoyance to the neighbours which he has done by not keeping his anti social tenants in line.
Any advise as to what I could do next my ultimate gripe being why should I have to put up with all this hassle if at the end of the day he is committing FRAUD and causing me misery?0 -

Since when was having a few pets considered as antisocial? If the Landlord allows this in his tenancy agreement then theres little he can do. Suggest in the meantime a little bit of tolerance.0
