    The plumber was listening outside your flat after he gave you gip about your housekeeping??......Where are your heavy bottom pans?

    Drea you need a flatmate, a boy/girlfriend or a guard dog

    The three points were:

    Boiler - Restricted acces to boiler (wardrobe has been built around boiler)

    Each of them say 'Not to current standards' at the classification part.

    I just remembered that you had a problem with the heating and the knight in shining armour Mr Eliteheat intervened :T I was drawing a correlation to the problems you orginally had with your current problems i.e. poor support by the landlord/possibly bad installation etc.

    I am not a Corgi Eng so have no idea about the seriousness of the NTCS comments. They don't sound very serious to me but I wanted you to post them for others to comment on in case they are.
    I have "blobbed" as a landlord with a rail in a wardrobe (I admit) as I wasn't given the right clearance level for the cover to be taken off when it was installed and the pole construction was built after the boiler was installed. I intend to have it changed as I have to go and dismantle it all for the engineer but not dangerous and I don't get any warnings due to safety. It's just a pain as the engineer won't do it! Grrr on my part for not checking properly when the joiner built the wardrobe!

    :rotfl: I wouldn't have been responsible for my own actions if I had been holding a pan!

    I'm here because of the ex boyfriend, certainly don't need a new one of them :p but I am planning on moving in Feb to a flatshare :)

    Drea, if you hadn't have opened the door when you heard the plumber listening through your letterbox, if you had stuck a brush shaft through the letter box, there's no way you could have been held responsible for anything if you'd have done that. The plumber wouldn't know what to do or say.:T

    I can see how it might have come across like that :o Sorry about that. I was trying to point out that even if a tenant is high maintenance etc without suggesting that you were/are, that it is not the place of a trades person to be rude. They are there to do a job and if the tenant is difficult in any way then they should report that to the landlord. Well, that's what I expect of my trades people anyway. :p

    It was all because I didn't have a mop :(

    I think it is an utter disgrace that you do not have a mop. You should be jailed for that. You deserve everything you got. :p :rotfl:

    Next place, buy a bleedin mop, just in case you need a plumber ;) Oh, and just a tip, NEVER offer to clear up after a trades person. Even if they do "clear up", you still need to clear up but it won't be quite as bad :rolleyes:

    I have just discussed this with my OH, who is a CORGI registered engineer, and the points made on the LL cert are advisories and not failure points -so no need to worry there!

    The plumber, if he is not CORGI registered, has in fact broken the law by installing the boiler.
    The LL has also broken the law, if he knew that the plumber was not CORGI registered, by allowing him to touch the gas in the property (but try proving it!)
    If the boiler has been installed within the last six years (enforceable in the last three years) the the installer would have to had to filled out a 'Bench Mark' on completion of commissioning of the boiler (this needs to be kept with the boiler in order to validate the warenty) - as from three years ago all new boilers have to be registered with CORGI who will then send a certificate to the owner - which would be needed by the property owner in the event that the boiler broke down within warrenty or if they wanted to sell the house.

    My OH is spitting blood about this plumber installing when not registered - as he has to go through very stringent exams as gas is a very dangerous substance - CORGI have been striving hard to stamp out the DIY'ers - like this 'plumber'

    However saying all this, the last person who touched the boiler is responsible - i.e the company who serviced it and issued the LL Cert. So they would have picked up on anything at the time. Do check them out on the CORGI website though - it's not unheard of for some unreputables to use anothers registration number - so always in future ask to see their CORGI reg card.

    ETA CORGI are being taken over by a company called CAPTA nxt year, so as from the 1st April 09, engineers will no longer be CORGI registered, instead they will be CAPTA registered. (same stringent rules and regulations will apply though)

    I was wondering if it would be illegal for him to have installed it in the first place. Aparantly the boiler is brand new (according to LL and LA and the 'plumbers' story seemed to confirm this) but the person that done the gas safety check seemed to think it wasn't that new and that the wardrobe had been built around it.

    I asked my LL today before the 'plumber' came if he was actually a proper plumber and he said yes, but since they are good friends he must know. I just feel sorry for the next person that rents this place. It's a nice enough place but everything that can go wrong does and the LA/LL aren't brilliant at sorting anything.

    Can't you send your OH to fix my washing machine now? :rotfl:
