Only joking turned off stop tap removed fancy arch shaped mixer tap, without too much swearing. Examined washers appeared in order, cleaned off parts, and reassembled with slightly more swearing. Turned water supply back on. Turned on tap ....still leaking. Lots of swearing.

NO Ami, washers may look fine - but only the slightest wearing down will affect performance (matron). ALWAYS renew!!

Job for the plumber now. Covered for dripping taps. Better safe than sorry. The missus allways grimaces when I get the big tool out to do a small job. (Oh Matron squared)

Insurances I never like bothering them. I've discovered the leaking tap could have been dealt with by my Anglian Water cover £100 a year, My British Gas 4 star cover £220 per year or my Esure buildings and contents cover at £250 per year. I pay nearly £500 a year for such disasters and feel gulty ringing them up!:confused::confused::D
