    It does.

I bet there is some very happy seller punching the air at the moment after this purchase.

    No mercy.

Well, I hope it does too. He sounded happy, and what more do you want for your kids :) and he did get it at nearly 50% less than peak price as it was a repo. He didnt realise that the previous guy paid £17k extra just to have sheltered parking place either, so thats a nice bonus for him.

His old schoolfriend has given her months notice at her current flat - she didnt hang about - so hopefully it will all dovetail and she will be in at Christmas time aswell - paying half the mortgage :). But as he said, up to now he has avoided overtime working as its such a hassle travelling but now he should be able to take some on. He is working over christmas which is treble time - very handy for a few more rugs and stuff.

Thanks everyone for your kind input. He had obviously made up his mind and so I really pray he will be happy. Now I shall have to see what is on at O2 and he can put me up for the night.

I've had a look at the listing again, and it doesn't mention SO at all.

I clicked on the "full brochure" option, and on the Foxton's website it doesn't say anything about SO, or rent / buy thingy, just service charge, council tax, etc.

So if it is SO, it's pretty dishonest.
    Say it aint so, Joe.

Well guys, just come in from town and phone message tells me its a done and dusted job. The vendors wouldnt budge but son has gone ahead anyway.

fc - Ill drop in for that cake and coffee :)
No No I want to come down to yours to check out the view:D ..then you can come up to mine....and check out my view.
    It's not so bad....humans adapt to their environments anyway...I always did....still do.

Apparently The Waterfront plug monthly direct debit schemes....but if you get a Greenwich Card...best to pay annual fee (used to be £20 pa) the paygo @ 30% discount....just in case one wants a week off the training.

In the end, life is what you make it,,,,it'll work out fine in the long term.
:D Wish him well from moi.

Some of you may remember son had offer accepted on a2 bed/2 bath flat in south east London by the Thames (not Thamesmead :)) just a week before the world collapsed.

Now it was at its peak sold for £300k in Jan 2007. His offer of £162k accepted. Supposed to exchange in 28 days as its a repo but the vendors side fiddled around, didnt have paperwork etc. and there is still a question re the heating system they havent answered but they agents have text son to say the vendor wants exchange this Friday at the latest.

In the meantime, prices as we know have been dropping all round. Son has got a bit nervous and decided to offer £10k below his original price to give him some sort of buffer against NE. Agents have come back that the vendor (finance company) have refused and if he doesnt exchange on Friday they will "sell to another buyer"

SO - final answer please guys. Is he asking for too much off this place which was a new build in 2006? Not in the nicest area, albeit earmarked for regeneration and with a DLR arriving in 3 months?

He is in two minds - he is concerned about prices crashing even more yet he doesnt want to lose a bargain and wonders if he is being too cheeky or worrying too much.

I'd walk away personally and reasess in 6 - 10 months when things will be starting to become clearer. Either it will be apparent that the economy is in a shocking position, unemployment will be > 3 million and rising which will have a downward effect on housing or we might be able to see the bottom. Either way by waiting he isn't going to lose out and may save tens of thousands which you can double over the life of the mortgage.

It's done and dusted., too late.

Life is just a series of decisions in the end.

Some you time right, some you time wrong and some...well it didn't really matter about the timing...they were just totally wrong or absolutely right.

Some of the sorriest stories I have heard are from those who could never, quite, ever, really decide on what to do or not do....so did nothing.

I have good friends who lost the perfect partner, home, job because of that strangulating fear of making a choice, a decision. Too scared of making the wrong one so......made none.

And I accept that sometimes it's correct to do nothing too......who knows??!!
