The option to live overlooking the river never really came up if one wanted a family house close to station..........the devts along part of the riverfront all the way to Deptford has changed the area a lot...but they are pricey.
My dad came down for the weekend and I we talked briefly about The Arsenal. He is really sceptical about a lot of stuff (but quite wise now) and. he believes that it WILL help the area a lot.
Most DSS families prefer/need to live in houses with gardens and the rents may be too high for BTL ers to let out to LA tenants...plenty of BTL houses at lower rents (with 2/3 beds) in the area and nearby.0 -
When the kids were smaller, we used to take them to places like Hythe in Kent for a break. We live in N London, so using the Woolwich ferry was a fun (and free!) start to the holiday.No reliance should be placed on the above! Absolutely none, do you hear?0

No, the walkway is right next to the flat. I took my dogs for a walk along it whilst his father was looking round the flat. Have to say I met NO hoodies or ganstas, just very middle class ladies walking their mutts, an elderly gentleman taking photos of the swans and a diving bird (cant remember its name now! but first time Id seen one), a chap doing the walk around the ring thingy and another chap just moving into the centre block who works at Canary Wharf. May be I was just lucky that day. (may be they thought they werent, this middle aged lady with a disabled dog asking them about the area)
I believe the town is full of manned CCTV now....wonder if that's changed where they hang out...they may still be around at nightime.
ETA....and I lived the area and I knew loads of PLM's (people like me) and they still live there....perhaps I was too negative before. Only because I have spent 3 years living in a different type of place and can see the contrasts more clearly now....and I am 45 with grown up ( + 1 nearly) kids, not late 20's anymore......want different things from an area now.0 -
In fact, in conclusion....if he's planning on having kids in the next 2 or 3 years, I'd say no....just from my own experiences.
If it's for pre-kids living....it's not that bad at all....no worse than other areas that don't have the view and facilities nearby that he will use day to day.0 -
Well, I cant see him having kids for 5 years - he is too wrapped up in his work - and its odd hours, quite often working away at short notice - all in all he has a very full life with a big circle of mates mostly in his own industry and whilst he has the occasional girlfriend I really dont think he wants to settle down for a while (and who can blame him
). He said to me that his next home will be a terraced house with a garden but right now he doesnt have time to mow lawns or repair guttering. He just wants to get home, relax and do his own thing.
The arsenal development is, in any ones eyes, very beautiful. Those lofts in the period buildings are wonderful but very expensive. One of my worries is that people who bought those at very high prices may find them too expensive to keep. The service charges are ginormous, but I spose membership of the gym is thrown in? Hopefully the management company of this development too wont find it too much to keep the places in decent condition. On other worry is that there was a plan for a further block nearer the ferry and that seems to have been put on hold now. Im just wondering what it may become.0 -
I would guess that the new block by the ferry would be more of the same? You could call the council...but it's not them building anything...they don't do that anymore.
I would imagine that any new building will stop for a while....most developers are halting new projects now?
Woolwich used to be pretty swishy years ago plus the army connection..I believe it altered during the 70's.
Pop up to my area next visit...5 mins away...discover the woods, the castle and the view.....if he moves, I will PM you the directions to the cafe in the woods....and theres a good tennis place there too..not too dear.0 -

Some of you may remember son had offer accepted on a2 bed/2 bath flat in south east London by the Thames (not Thamesmead
) just a week before the world collapsed.
Now it was at its peak sold for £300k in Jan 2007. His offer of £162k accepted. Supposed to exchange in 28 days as its a repo but the vendors side fiddled around, didnt have paperwork etc. and there is still a question re the heating system they havent answered but they agents have text son to say the vendor wants exchange this Friday at the latest.
In the meantime, prices as we know have been dropping all round. Son has got a bit nervous and decided to offer £10k below his original price to give him some sort of buffer against NE. Agents have come back that the vendor (finance company) have refused and if he doesnt exchange on Friday they will "sell to another buyer"
SO - final answer please guys. Is he asking for too much off this place which was a new build in 2006? Not in the nicest area, albeit earmarked for regeneration and with a DLR arriving in 3 months?
He is in two minds - he is concerned about prices crashing even more yet he doesnt want to lose a bargain and wonders if he is being too cheeky or worrying too much.
What would his repayments be if they knocked £10K off?
I doubt it would make hardly any difference!
And if he intends living there for some time, he'll recoup that - and much more - when properties rise again.
I think that starting to haggle over £10K when the flat's already been reduced from £300K to £160K is petty on his part - especially as he's already made the offer!

Can't say I would describe a further reduction of 10k as petty. Good on him for trying, I say.0
