    How does it compare, in terms of layout / sq. footage, with this 2 bed in Canary Wharf with 1 bath up for £125k?

    Umm, bedroom 2 is so narrow that the only way out of the bed is over the bottom end of it. It's more of a one-bed plus study, really. Still, it's only £200 a sq ft, which seems pretty cheap to me. What's the area like?

    I think the one in Canary wharf is an error NDP - Ive googled and the price for 2 beds in that block (I nearly rang up and bought it over the phone for that price! :) is £200k more: I think Foxtons are pulling a fast one, if you ring you will probably find its a shared ownership deal. And yes GDB, youd have to breath in for that second bedroom wouldnt you!

    LOL, I bet a few people have had a heart attack rushing to buy that one NDP :) Perhaps its the latest ruse by Foxtons to hook people in and then persuade them to do the SO deal.

    I've had a look at the listing again, and it doesn't mention SO at all.

    I clicked on the "full brochure" option, and on the Foxton's website it doesn't say anything about SO, or rent / buy thingy, just service charge, council tax, etc.

    So if it is SO, it's pretty dishonest.

    Im sure it is - but they will say its a printing error or something, wont they. Foxtons arent noted for their up-frontedness (is that a word?). Give them a ring. I wont, as they keep you on there for about an hour if you do.

    I reckon GDB is, as we speak, running up the escalator at Canary Wharf :)

    This thread has started confusing a discussion about whether to buy with a discussion about a location in which to live.

    Your son could no doubt live in that area if he rented. He could probably just rent one of the flats in the same block from the BTL landlords. The area is therefore largely unimportant.

    The question is whether to buy now or later. Personally I would not buy a flat at the moment, especially a relatively new build one. This is mainly due to the risk of price falls and dodgy neighbours. If the LA ends up buying out the BTL landlords your son could end up living on a council estate. If the BTL landlords go bust (even just one of them) then the resulting firesale could put your son in negative equity very quickly and for a long time, once the price drop filters through to the entire block.

    Given the vendors lack of information on various issues there appear to be far too many risks for my personal liking.

    That said, I think that your son's perception is the important factor. If he is absolutely sure that this is the right thing to do, then he should buy. If it turns out to be a bad decision then he can just accept that he made a mistake and move on as best he can.

    However if he has any doubts at all then he should walk away. Spending such a huge amount of money when he has doubts and then having it go wrong would be a decision he would kick himself about for years to come.

    Well guys, just come in from town and phone message tells me its a done and dusted job. The vendors wouldnt budge but son has gone ahead anyway. :eek:
