    Standards for council/HA properties are higher than new build apts in terms of space, size of rooms etc.

    But while they may stipulate separate kitchens, many people these days regard that arrangment as out of date and unsuited to their lifestyle. Even very upmarket flats often have integrated kitchens/living rooms.

    IMHO the OP's "1-bedroom flat" argument won't fly.
    Trying to keep it simple...;)

    heres another view of the living room/kitchen of the flat i am hoping to get.

    as you can see, on the link i posted earlier, they had cleverly taken the pics of the kitchen area and living room separatly. what you dont see, but you can in this pic, is there is no kitchen area as such.

    i agree no one in their right minds would accept that as a lving room + kitchen. even the kitchen seems extremely basic. if this doesnt come under the PROPERTY MISDESCRIPTION ACT 1991 then i wonder what does. is there an extractor in the kitchen???

    only a person who doesnt cook can call this room a kitchen + living room. and by cook i dont mean heating microwave meals just incase someone on these boards mistook that for cooking ;)

    i have no problems with open plan living room+kitchen but to call THIS room as such is just taking the P155

    Most modern flats have an open plan kitchen/living room these days. And a lot have in the past.

    My place is even smaller. My kitchen is "separate", but my neighbour converted theirs by using the kitchen area as a bedroom and moving kitchen units into the living room - even though the living/bedroom is just 9'x14'.

    fair enough needahome! after seeing that second link I'd say they are taking the pi55! They could've kept that room simply as a living area and made the second bedroom a kitchen. The one shown in that last link is not any kind of kitchen i recognise - or i do but it's normally reserved for holiday chalets

    Do you get a parking space? I need somewhere reasonably priced to park when I'm in Colmore Row!

    I normally park one street down in Charlotte Street, will look out for the building - is it right on the canal then?

    right on the canal, you coulnt get any more on the canal than this building, the canal flows underneath it.

    not sure about the car parking space, EA did say something about one, but i didnt take notice as i dont drive.

    Seems a bit daft to have two double bedrooms and an eating area that only a couple of midgets could manage at. Definitely does not qualify as a proper kitchen/living room in my view.

    No, but visitors will want to, removal van will want to, future deliveries will want to .... maybe a future friend will want to.

    And there's the chance to rent it out for cash while you're not using it - loads of websites for that.

    So ask. Find out. If you can, insist there's a freebie thrown in.

    What are the dimensions of the open plan living room/kitchen?

    I think I have it:
    TYPE 7
    Lounge /Kitchen 4.75m x 3.8m - so that's 15'7" x 12'5"
    Bedroom 1 3m x 2.75m - 9'10" x 9'0"
    Bedroom 2 3.4m x 2.75m - 11'1" x 9'0"
