    You obviously haven't digested my posts.

    I sold at the peak, and I bought this year. For cash.

    If prices rose tenfold or dropped tenfold it wouldn't make any difference to me. My property will go up and down with everyone else's.

    But I don't want to sell! I only moved here this year!:j I'm very happy with my purchase; and I would never want to move - it's a beautiful place.

    I realise I've been lucky, and however far prices may drop before they rise again I will feel very glad that I bought my present house. It's a unique house and you'd have to search far and wide to find another one like it.


    I admit I've flicked past your posts in the past but I still get the impression you have a problem with the purchase. Maybe you think if you held out for 12 months you'd have got it cheaper?
    So what is unique about your place then PP?
    If you bought your house for cash maybe you shouldn't be advising people who will be taking on massive debt to buy theirs. What do you know about it?

    Which area in Cardiff are you? My son lives in Pontcanna - ridiculously expensive round that neck of the woods.
    I believe house prices are holding on a bit down there but propertysnake shows some movement at last. Fingers crossed you'll be able to get what you need in the future without crippling yourself financially.

  • Just to answer the original post.

    My answer would be that there is no good time to buy, only a good price to buy. Work out what that is (realistically) for you and buy then. If it drops lower you've still paid the right price for you. If it levels out and starts to rise (unlikely in the short to medium term) then you have to take a view whether you can and will go the extra, or whether to re-appraise your purchase (downscale for example).

    What a great little answer that sums up property in a nutshell.

    I have a economics degree and despite knowing a little about the mechanics of the current financial situation I can't even begin to guess where things might go. However, I was once taught that property is just about the only asset that will nearly always appreciate all things being equal.

    The amount of time you intend to keep the property is the main thing which governs the question "is this the right time to buy?".

    You're wrong - I wouldn't have got it cheaper had I held out for 12 months - the seller had 2 couples who both put an offer in as soon as they viewed it. She took my offer because I was a cash buyer and she wanted to move to Spain as soon as possible.

    One of the other couples actually upped their offer when they learnt I was buying it, but she wasn't prepared to wait. However, she would never have sold it below what I offered, and would have rented it out as a corporate let had it all fallen flat.

    The property is indeed unique (it was built on this spot 100 years ago by the then landowner; the road is named after him) and besides being built splendidly it has fantastic views from all vantage points. It is unusual and unique - and when my surveyor reported back to me after the inspection he said that in all his 25 years of work he had never seen such a beautifully built building, and if his wife saw it she would try and force him to buy it for her.

    So for you to suggest I regret buying it ludicrous!

    I still can't see what's unique about your description.
    Definition of unique:- being the only one of it's kind. Having no like, equal or parallel.
    Nothing you've described tells me it's any more unique than my house which is a self build to our own specification. Lots of places are well built with fabulous views.
    I thought you were going to say it was a turreted castle with a moat.

    Anyway, continue to have a good evening.

    PS Our road is named after a master potter who's home stood on the site over a hundred years ago and our oak tree is over 200 years old. Oh, and I once sat next to Stephen Fry on the underground.

    Without being funny at all - if you can't save up a few quid each month, then don't think about buying. If your boiler broke you'd be stuck. When you rent the repairs are down to the landlord.

    Life is packed with hard choices and sometimes they're ones we'd like not to have to make. No deposit = no mortgage. And that's the way it should be.

    Would you be buying a house in Cardiff? Where are you based? How old are you?

    Why not see how your relationship develops first? If you end up getting married or whatever, why not look at a married quarter. The rent is really low I believe and you should be able to save for a deposit. You used to be able to get a Long Service Advance of pay (LSAP) to help with a deposit.

    You need a deposit.

    The answers to the questions at the top are important.
