But sorry, you werent about to complete were you? You hadnt even exchanged contracts. If your negotiations were well under way your solicitor could contact the sellers through their solicitor. I feel you may not be totally aware of the process of buying a property?
I think its a good thing you didnt exchange. That rate of interest is high isnt it. Can you find a cheaper house now. And tell the wife not to count her chickens until after you actually exchange contracts next time

You're almost certainly better off putting away what you'll save between rent and mortgage to get that LTV up and just waiting. My mortgage is literally half % that right now!
Be careful of cheap and cheerful light switches - they don't last. I speak from experience!Everything that is supposed to be in heaven is already here on earth.

At the end of the day, as you said, it probably wasn't to be. Although you have a high rate of interest there, hopefully you may get a slightly lower one if rates come down.
If you see the ideal house, get a survey done and make an offer and exchange as soon as you can.My suggestion and/or advice is my own and it is up to you if you follow it, please check the advice given before acting on it.0 -
one can exchange and complete the same day. i didnt want the seller / EA screwing around with me. had one hiccup with them and wasnt taking any chances with them. they wanted to sign the contract but i said would sign and complete same day, which is just what we did. probably the OP was trying something like that.But sorry, you werent about to complete were you? Until it's exchanged, nothing's agreed.
Er, I agree with the poster - an agreement that is "shaken" on and honoured is what I think he is getting at. I'm sure he knows that a contract is a legally binding agreement without having to be told. I understand his frustration. you clearly don't.
