was back in my old patch of london yesterday, and a 3 bed terraced house with garden is 179. Great roads. Lovely part of the Capital IMHO. Close to tube & amenities. Round the corner from where we used to live. No problem with the area at all. Not bad presentation. ( property not on RM EA must have pulled out of using them) 40foot garden ( needed we have a dog)
Would it Pushing it to get it down to 150?? (which is the point of dealing for us given that some of our dep has disappeared in our S&S isa. so we cannot touch 7k/5k "worth"/ of the investment.)

 Lynz, I'm not opposed to people viewing or buying at the moment, however if I was thinking of buying I'd be looking on nethouseprices.com, looking at peak price last October then offering 40% off, You want the seller to take the Neg Equity hit, not you.
 If they say no, walk away. Over the next 12 months the market is going to flood with distressed sellers, there are very few at the moment, this will increase for sure.0

 If you see a house you want to live in (long term) at a price that seems reasonable and is affordable to you, then go for it.
 Just be aware of the potential downside of prices dropping further putting you in a pickle if personal circumstances dictate having to sell up.--

 Don't do it! If you fall by the wayside and start looking at houses our whole bear community will start to disintegrate. We have stood together for so long (two months in my case), and kept the fires of despair burning while others mocked. Now is not the time for faint hearts. There will come a day when we can start to think about talking about viewing house with a possibility of making a much reduced offer ... but it is not this day. Now is not the beginning (ed: actually it is), or even the end of the beginning, but it is the... er.0

 ive always swung with the "better to know than wonder what if forever" school of thought. whilst window shoppers are annoying to someone trying to sell their house, it could answer a lot of questions for you and help make up your mind.

            No harm in trying at 150k. If it is on at 179k I'd expect they would take less than 175k. You need to find out what similar properties have been selling for recently. If they don't have to sell and can wait things out they may not be interested in anything less than nearly full asking.0
