I wonder if it's just the front of that house? 4 rooms seems very small for the apparent construction/layout to be expected. I wonder if the garden means that bit in the front?0 -

Brief update, there have been two houses on the cards in the last week. The first we have been trumped on an offer: its within our AIP value, but outside of our comfort zone of dbt in this climate. The opening bid from the other person was OVER asking price. So, I have this morning told agent thanks but no thanks, but call us if there is anychange. It was hard not to give in to the desire to bid up, not least because with interest rates so low I'm feeling very unloving towards our savings. The second house we came to realise was an emotional backstop for if we were outbid on the first, and have therefore obviously decided not to bid- both offered significantly different lifestyles to what we have been looking for, with pluses and minuses, so maybe has encouraged us to reconsider somethings we have ruled out.0

I have a viewing booked for tomorrow afternoon
It's a repo in seemingly good nick from the photos. Full double glazing and GSH, so that saves me a couple of potentially bothersome and expensive jobs. Will no doubt need total redecorating, maybe a new kitchen and bathroom, but I'm happy doing jobs like that over time.
I can afford to pay the asking price, but have no intention of doing so. The place is reasonably priced compared to similar houses in the area, but as I've stated in the past I still believe prices have some way to fall.
My initial offer will likely be 30% under asking price (similar houses are selling at auction for less than this, the bank will no doubt be aware of this fact). I won't be going over 20% below asking price. If someone else wants to pay more then they're welcome to it, there'll be other houses
I am under no illusion that we're anywhere near the bottom of the market. If this house is suitable though, and I can get a fair wedge off the already affordable price, then I'll go for it. If the house next door sells for a lot less the next year it won't be the end of the world, so long as I can keep up with my repayments.0
