In ISTL's case, I will give him credit for genuinely believing in his theory that Aberdeen is 'different' - after all, he has put his money where his mouth is, and bought into the market in 2007.

There's a fine line between being a hypocrite and trying to drag/bully others into taking an unsuitable financial step for them eg those vested interests who try to talk the market up even as its blatantly obvious it's tanking, and those who argue that house prices will not fall (by much/in their area) because they genuinely believe it.

Wthout clear evidence to the contrary, I'll give ISTL the benefit of the doubt.

Not that I think he's right on Aberdeen's house prices - I think dopester's figures make it clear they are very overvalued (partcicularly so when presumably they've been affected by oil prices, which are now falling sharply?) - but that that may be down to naive optimism rather than Macchiavellian tactics.

    He's still very young - he'll learn.... :)

    Unlike you carol?
Sometimes wonder if this is where your bitterness stems.
Middle aged with a family but in renting.
I must admit i do hope houses come in to your affordability bracket at some stage, even if it just stops
    your constant threads of doom.

Why do those could loosely be termed 'bulls' (trolls would probably be closer the truth) on this group seem to feel the need to just make personal sleights against people (anonymous strangers about whom they really know very little) they disagree with?

Every pound less borrowed (to buy a house) is more than two pounds less to repay and more than three pounds less to earn, over the course of a typical mortgage.

Agreed on all that. He certainly has backed his judgement with financial commitment. 2 properties in Aberdeen and 1 abroad.

Give him his due though, he has tenants in both his Aberdeen properties and, from memory, is paying hard towards the mortgage debts.

I was fired-up by the PM I received asking me to stop misquoting him, with the implication I'm "close to libellous" by misrepresenting him, and given warning that my posts would be reported if he disapproves of them as such. Of course I'm not going to be happy with receiving that.

Yes on occasion in the past I have teased him and Mitchaa as full-on Aberdeen house price bulls. Sue me. They both, even now, seem to believe Aberdeen is very different and has property prices which are well supported by the local economy.

From their many previous posts, neither seems to have a grasp on the seriousness of the credit-crunch, how vulnerable the UK is to a serious house price crash, the pressures on the world financial system, bank failures, the bank bail-out, what recession means, if not deflation and depression. That is my general interpretation from many of ISTL's posts (and Mitchaa's) - but I'm not going to enter future discussions about Aberdeen from now on. ISTL I've got no agenda against you and wish you well and that it works out nicely for you.
You make a good point until you look at Scotland is still one of the cheapest area's to buy property.

Even if you consider the oil effect, the average house prices are now only approxiamately equivalent to the UK average.

    How underpriced were they before?
I'm wondering looking at the average actual house prices and their drops durin gthe last crash if there will only be a nominal small drops around a lot of the country (say 10 - 15%) with London experiencing slightly higher and more prolonged drops (as shown during the last crash) thus skewing the UK average by an even higher percentage

without getting involved in the post being Deleted or an Apology being in order - Mr Broderick does get quite a hard time by the HPC crew.

he's a big enough boy to take it and give it back though

I do hope you get over needing to slag off people on the internet.

Still, if it means people in real life don't get exposed to it then maybe it's for the better.

I can understand your frustration - things can't be too good in the motor trade right now and if you get a muppet into the showroom you can't exactly tell them where to go ... not if you want to keep your income anyway, so I'll cut you some slack.
