WHat are you confused about
THREE people so far have told you that when they bought new builds they have had MANY problems.......searching the internet will show you many more people who have the same problems
new builds are more expensive are cheaply built and if you buy one you will have great trouble in getting your problems repaired.
Do you not read?? do you not see that new builds are going to take the biggest hit in the house price crash??
What part of don't buy a new build do you not grasp/understand??

Hi Bigbumpagirl,
In answer to your question, we were fobbed off with "temporary solutions" probably twice a week for 12 months. Workmen failed to arrive on the stated days & when they finally did arrive they didn't have the correct tools or kit to do the repair work s disappeared promptly.
12 months after moving in, we eventually ended up getting quotes to do the repair work from qualified tradesmen unrelated to any developer & outside of Redrow. We then forwarded these onto the Chief Exec at the regional head office in High Wycombe by signed for recorded delivery with notice that THEY would be liable to pay costs seeing as we as the purchaser IN THE EYES OF THE LAW "had been mis-sold, misled & had not received what we had paid for".
We lived there for 7 years & at the time of selling, some of the kitchen cupboards WHILST NOW FITTED were still lacking handles. Some extra bathroom tiles we paid extra for were still not present, things like that. We were also charged for 6ft high fencing panel whereas other customers got it as standard & inclusive.
On the day of completion, there was a 2 ft hole in the bedroom floor & we could look down into the lounge!!
To get what we paid for was a real battle, not all the problems were rectified. However - on a completely separate note, Bellwinch Homes in mid-Bucks were absolutely faultless - only 3 items on the snagging list & all were repaird BEFORE completion.

Hi BigBumpaGirl, there are several reasons why I would caution you on a new build. Firstly they are overpriced and you may find that you struggle to get a lender to give you a mortgage to the amount you require. Secondly, you may not want to hear children on the third floor or the neighbours on the phone as I do. And thirdly new builds are not the easiest property to sell.
As regards to the viewings of other new properties - we saw a large number built by other builders and asked them the question about repairing snags. I don't think there was one that said for definite that they would sort out the problems unless it was serious, for example they didn't see settlement cracks as being a problem which if you have seen them you would know that they are a depressing sight.
I wouldn't buy a new build again so I guess in answer to your question, no I am not satisfied; despite the great size of this house I would not want to live here forever.

If you do decide to buy a new build then I would recommend that you get a professional to do the snagging inspection for you.

BTW, we bought a new build a few years back. There were a few minor issues, but overall we are still more than happy with our house.In case you hadn't already worked it out - the entire global financial system is predicated on the assumption that you're an idiot:cool:0 -

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
ok....how many of you who have slagged off new builds..have actually lived in one?? i see some of you have yes....but i have had 3 new builds and 1 used house..i will never go back to used again...ever.the bills were horrendous..as for being overpriced...i have 3 bed semi with 3 car drive with large bedroom that fits superking bed easily walk in wardrobe garage, garden 2 bathrooms..in a quiet derbyshire village for £138k..
now i will tell you the best bit OP...my gas bill is £13 a month and elec is £32..and i get in credit at that..i have the most modern up to date heating system and the only fault that i found was a small leak in a pipe in bathroom that caused a wet patch on lounge ceiling...builders were straight in and sorted it..No they werent Redrow i admit..but dont let others put you off a new build..im a fan:TTO FINISH LAST, FIRST YOU HAVE TO FINISH....0 -
plus...if we were to start a thread on here asking who has what probs with your used home...do you think no one would put anything??? i have lost track of the amount of damp issues, high price bills,maintenance bills people raise on here,i think its because you only hear the moaning ones,( who quite rightly have an issue to moan,) not the ones who are happy with thier homes..as said b4 i have spoken with around 10 neighbours at each of my new builds and there have never been any big issues..the biggest was the boiler broke after a year and they got a new one within 3 days.Wilcon,Haslam and Griffiths are the builders i have dealt with.
Haslam cocked up with me...i had asked for a delph shelf going around top of room and i got a dado rail instead...so i ended up with both...hardly major..TO FINISH LAST, FIRST YOU HAVE TO FINISH....0 -
