Its not bad I just tried it, we sold ours in July and it was £10K below our sale price so not far out at all.
I recently found http://www.zoopla.co.uk/ which I found generally was also also in the ball park although also found to be on the downside slightly.
They use previous sold prices for areas and regional percentage increases / dereases.
They also estimate the rent price, although I know these are low when compared to my two properties even though I am lower than the market rate.:wall:

I think Zooplas figures for estimated house values are way out. Ive actually contacted them on their feedback there saying so.0

I may be using the wrong thing on there. But I looked up the sold price for a new build 2 years back on there, did a calculation for todays value and it came out about 20% higher than the original price (in fact on sale for much lower price at mo)0

I agree, the rents I've seen are way out, but some of the property I checked was quite close.
I think it depends on when the property last sold.
On saying that, I've also seen two identical properties, next door to each other with vast estimates. Again I believe this is because one recently sold and the other is 12+ years ago.:wall:

It's just an estimate calulator, but I should imagine off LR figures so will be out on a new build as you pay usualy a 10% premium for new build anyway.0 -

But you still bought when the prices are high so you've wasted more of your own money!If you find yourself in a fair fight, then you have failed to plan properly
I've only ever been wrong once! and that was when I thought I was wrong but I was right0 -
I dont understand some of the bitterness on the board re house prices. Im neutral here and Id just like to get an understanding of what is happening/why etc (as I watch our retirement fund fade). and obviously there are some experienced people to try to explain that. Please dont turn it into a fight so often.0
