We are discussing or Carol is 'telling' us that Camden was affordable in the 1996 at about £78k - do you have any evidence of this? my point was that it wasn't and have provided Halifax numbers for that date to back that up.

The point that I was making was that it took her 12 years not to make a decision and that she will make another 12 years to not make the decision again. So making the decision now or in one year has no bearing really as it will never be made anyway...0 -

So basically what you're saying is she shouldn't worry herself unduly about little details like the fact that property values had got massively and unsustainably over inflated, and rather than sit tight as the inevitable plummet ensues she should instead just get stuck in regardless and not bother her pretty little head with tiny details like what anything bought now might be worth in a year or two's time?
It's just spending the money that's important, sod the consiquences.

That's not what I said, you're going to have to try much harder.
Neither did I deny that prices were dropping fast as you implied previously. Just saying that to be clear in the event you try to imply again something that I didn't say.
It was the time taken to make a decision that I was questioning and the regret in not making that decision 12 years ago.

You waited 12 years ago, 11 years ago, 10 and so on and it didn't work.
Surely there is a danger of repeating this pattern?
My advice is dont try and spot the bottom. If Warren Buffett says its impossible, what makes you think otherwise?
You could well wait, then find you interpret the next upwards motions as some sort of dead cat bounce, so you wait, and then wait again and so on.
Surely there is more to life than pinching every possible penny from the market, and there comes a point where you such in your stomach and go for it.
I hope one day when you come to sell, you wont expect your buyers to pay top dollar

just to add context and not pick one small peice of what i said and try to turn it aropund - here you go Multi Max "12 years is a long time to make a financial decision - if you haven't managed to make it yet, you'll never do it because you'll have retired and will still be paying rent; big question here is - do you think that your pensions cover the rent? The way that the Index's and Equities are performing it doesn't look that way..."
so going back to about 3 posts backs that you obviously didn't read - it was the 12 year decision making period that was in question not the fact that it was a good time to buy or not.
it's not crazy to get on the property ladder at any time. if the circumstances are right - there are always opportunities to make a profit even in a falling market - just like you have been discussing with Conrad on another thread. this is obviously something that you obviously already know though, isn't it Princess?0
