yes you're right, it's 2 miles - i had assumed as it was before Stock Newington.
i'd also assumed it was a bit more upmarket than there because it was closer to the City.

I dont agree there is a shortfall in supply in the UK look at the figures now. There are 10s of thousands of EMPTY properties that just cant be sold at the moment. Also there were still thousands before all these quantities of new builds shot up all over the country.
If there is a shortfall in supply of housing compared to demand as you claim then why are so many repossed properties not even reaching the reserve price at auction. I say the answer is because people are going to be renting for a while especially as rents are droping alomost as fast as HPs and most will only consider buying when prices come down to about 3 time earnings.
Also there are more people leaving the UK than moving in. Its a sad fact that all the Eastern Europeans who came over here for the earnings potential are leaving in droves. They can earn more in Euros cleaning toilets back home than a skilled job in pounds.
Yes and a lot of these Polish and other Eastern Europeans were builders. They built loads of houses and flats the last few years. Now they are all leaving the country and leaving all these new home EMPTY. There are way too many homes and with people leaving the country in droves how are they ever going to be sold? No matter how much prices drop.0 -

Yes one town in Wales used to be full of Polish and similar builders/plasterers etc. They were filling up all the small houses and flats. Now they have nearly all moved back the only ones that havent are the unfortunate few who bought homes instead of renting. But they are trying desperately to sell quickly even accepting very low offers so they can move home where they can earn more money in Euros. The Pound is so low now foreigners just want to move abroad its so easy to earn more per hour than in the UK.
This place is an example, 70K for a huge place with full planning to be be 2 flats-

That is cheap 35K each for 2 flats. But dont forget rents are dropping just as fast as house prices. The yeild still isnt worth it even to for 35K each.
I have done some reading up on the area and Pembrokeshire is a very nice place to live, we have friends there. That town Pembroke Dock is having a new marina being built so lots of new investment into the area. Be interesting to see what happens.0 -

working out a £35k BTL mortgage at 5% that would be £145 a month/£34 a week.
this isn't my local area so am curious - does that mean that they will not be able to get at least £50 a week for a 2 or 3 bedroom flat?0 -
The flats's in the far end of Dalston, almost at Hackney Marshes so it's not like you could walk in to the Square Mile.
Seriously chucky old thing, it's a horrible part of the world. One of the few bits of London where I'm reluctant to go for a pint.
It's just a stone's throw from where my brother was stabbed in broad daylight, mid-afternoon, so they could nick his cheap plastic carrier bag (containing a brand new pair of underpants).
Life is cheap there. (My brother was fine, BTW, thanks to the wonderful air ambulance and hospital stay).
An area you'd have to pay me 100K just to visit. Nothing would make me live there.0 -

Pembrokeshire is a lovely retirment place, I am very surprised you can get flats for 35K. Surely you can rent for more than 50wk.0 -

House prices were ridiculous in the boom, but are now just utterly insane. The economy is fubar now. Time to think differently.
