    Well i'm still wanting the landlords details which I requested, how do I go about chasing those up after the 21 day period?

    If the LA does not supply this info, go straight to the Tenancy Relations Officer, Private Sector Rentals Team at the local Council and they should pursue this one on your behalf.

    Under S1 of the LL and T Act 1985, it's a *criminal offence* for that info not to be provided to you within 21 days of receipt of the letter making such a request, and the LA can be taken to court and fined unless they have "reasonable excuse" for their failure. Reasonable excuse does not mean simply choosing not to do it.

    Melly - don't just "think" - you need to *know* for certain that your deposits are registered.

    It should have been done within 14days of them receiving your deposit and within the same timeframe the LA should have given you the scheme's "prescribed info". (This can be done online on the day of receipt - 15/20 mins max time involved, no excuse)

    Check with the schemes yourself via the links here

    Thank you so much for all your help everyone! I really really appreciate it, I would of been totally lost if I didn't know of these forums!

    Im going to go round to the office today and inquire about our deposits, and also I need to chase them up on my rent, they haven't cashed one of the cheques yet so im wondering whats happened with that :confused:

    Thought id post in this thread again so I dont clutter the forum up.

    Things have gone from bad to worse in this house, our washer has finally broken.. it stopped half way through a cycle the other day and the door wouldnt open, my clothes are now ruined thanks to it, and when it did decide to open water flooded the kitchen. That was over 4 weeks ago now, and despite contacting both the letting agency (only to be "forgotten about") and finally prising the number of my actual landlord out of them, theres still been nothing done. I rang him yesterday to be told that he's waiting for a part?? when the whole thing needs replacing IMO (im no plumber, but the door is impossible to close, the locking mechanism is broken and takes a few hard kicks to get it to)

    On top of that our fire alarm is broken, its a mains linked one and despite having a pretty prompt engineer visit when this was reported all he did was take out the fuse. I've bought a battrey operated fire alarm and installed it outside my bedroom door, but this house is 3 floors and massive.. it doesnt instil very much confidence in waking me up should there be a fire.

    Im really wanting to get out of this contract now to be honest, ive had enough.. but I dont know if ive got any way of doing that.

    Yeah, I was at the UNIPOL offices a few days ago discussing this and I don't think my other housemates are going to be as eager as me to pack up and find somewhere else. Im all ready to move in with my fiance to be honest, but it looks like ill just have to stick it out for another 6 month.. I put up with a rubbish landlord last year too, so I suppose i'll have practice.

    Your LL sounds awful, the machine should have been fixed within the last 4 weeks, & the fire alarm certainly should have been fixed sooner, but please don't take it out on the washing machine! :D

    For next time...or others having similar probs with washing machines....

    If a machine stops half way through a cycle, it will be filled with water, & should not open. You need to manually turn the dial to drain & spin (or if digital 'dial' switch machine off for 10 mins, then turn on, & set to drain & spin). Then wait until the door clicks before opening.

    If you force it, something will break...whether the handle, hinge, lock or door itself.

    It is possible to fix this, but kicking it certainly won't help. ;)

    If the house is over three floors then does it qualify as a HMO? in that case couldn't the landlord get fined for breaking fire regulations?
