    Quick update - if I lose 1/2lb at weigh in tomorrow I will have lost 2 stone - whuch was one of my 'gold medal' challenges for the year :)

    Don't think I'll have lost anything though :(

    Shriek might be more appropriate. Did the DVD yesterday, and oh my god.

    Every time i tried to do something with my arms yesterday they trembled, and today every fibre in my body is telling me it protests. Dh is laughing at me as every time i move i have a sound track. Ooooh ah ooooooh, eeee, aaaaaah. I couldn't do it again today if i wanted to. :eek:

    Good going there on the weight loss. If i counted all the times i lost the same 4 pounds i bet i would be there too. You have so much willpower,

    Right, DD has had mortgage approved :j, with me as guarantor :eek:. Now I just need to remortgage mum's house to raise the deposit. Really annoying trying to find a decent BTL mortgage - a lot of the search sites either have no BTL mortgages or say the products are BTL but they are not :mad:. And as I want a relatively small sum (28k) it is not worth my while paying a massive arrangement fee. Have found a straightforward variable rate at 4.5% with no fees, so here's hoping. That comes in at around £208 a month for 16 years.No early repayment charges and overpayments allowed. Sounds too good to be true, no doubt it is ;). Will see tomorrow.

    Just checked, it is £10 more to knock a year off so there we go, planning overpayments before I even apply for it :)

    1 of the other BTL's is costing me money at the mo :(. They need a new cooker - found one for £215 delivered, just as I went to order it I went on the Currys Auction site (as per :A Martin's email) and found the same one ending in an hour. Got it inc. delivery for £115 :D. Ok, it has scratches on it, including on top and front, but tbh I don't care & tenants are just glad I'm getting them a new one so soon after telling me about problems with last one. Also moving position for them which will make it easier for them & get rid of a load of old pipework which I was planning on doing anyway. Will be revisiting that website :)

    They also need a new kichen tap. My beautiful new tap is no good :( as the water pressure is too low here (seems I got 0.5 bar mixed up with 0.05 :o), so they are having mine as it is fine for their water pressure :( and I am having THIS ONE - I think I can live with the disappointment :).

    They also need some soffit board replaced, luckily over bay window, not the roof :(.

    Yikes, dear month coming up when bills come in but mortgage balances set to go down by 2.3k this month, and will start with a 12 instead of 13 :T. Unfortunately 4 more figures after it :rotfl:.
