    As said exchange on ours end of this week / very early next week . We may not exchange on the new place for a month until everythings ironed out

    when we had the mortgage valuation done in august on our new build , the valuer was impressed and said that " we were getting alot of house for our money "

    Just worried if I do Gazunder him , he may tell me where to go and have someone else waiting in the wings

    Hand on heart , Ive looked into prices and I think what the achievable price for that place is now arou8nd £340K After the 11% drop since peak

    True , but he may not expect me to gazunder ( if I do ) and think to himself that he can earn a few quid renting to me before we exchange on it ???

    Business is Business !!

    Anyway I have history with this developer . He wanted to keep our reservation fee on a previous property when our sale fell through . It was only a threat of court and the intervention of the EA and 3 months in waiting that we eventually got our reservation fee back . So I Have no Scruples when it comes to Gazundering this developer , If I decide to do So

    Why don't you just buy it? You obviously like it, can afford it will not get into negative equity....for the sake of possibly saving a bit more which you or may not get...however you will probably, egged on by everyone on here, hold the developer to ransom because he 'done you wrong'. Get over it and move on like you have to do - out of your flat.

    Have you looked at local rental properties available? What sort of place could you get for a £pcm that makes renting worthwhile? (yes yes I know str cheerleaders will say ANY £pcm would be worthwhile if the other option is buying right now but you know what I mean) How do such places compare to the house you're considering?

    We can rent a 3 bedroom nice house for around £850 month

    Comparable to the one we want , that would be more like £1050 month

    We could put £170k in the bank and get roughly £8000 per year interest

    From the tone of your posts, I would say that the above isn't your main concern??? I may be wrong.
    You haven't said what the house is worth to you.....and I don't mean £££ value...I mean, how it fits into your life.
    Is it a special location? Does it tick all your life aspirations? It sound affordable BUT i don't know your personal circumstances re; work, the coming downturn bla bla.....

    It seems to me that faffing around over 10 or 20k, when one is spending many times that...well...it doesn't add up. You have had a bit of handy HPI from the flat...swings and roundabouts really.

    If you believe the house is going to get repo'd from the developer and could end up at auction going for 250k...then that is a gamble only you can decide on. It may just get sold on to 'matey' for 250k without you getting a look in.........but it may not.

    No-one on here can advise you one way or the other because it's your life and, in general, it seems to be best to 'Do what is the right thing at the time'.

    We all have Phd's in Hindsight.

    I don't want to sound Ms Meany, but, if making decisions is difficult for you, try a pros and cons list.

    One side the pros, the other, the cons...and see which is longest?????

    Dont think it will be Repo`d , as 10 out of the 12 will be exchanging contracts very soon etc

    It is a lovely house . 10 / 20k , with a chance of loosing it ? Think your right

    Im ex Forces and have a decent pension , so money is OK
