I've had lodgers and I gave one of them a month's notice, adding that if she could leave any earlier I'd be grateful. She was a nightmare. Never paid on time, still officially owes me about £200.

thanks everyone, the latest installment is that he showed me a payslip which he's getting a fairly large tax rebate so i've told him i want all my money on monday (day he gets paid it) which will then be £232.
problem i had was when i advertised he was the only one that even bothered having a look so if i get rid of him i risk having no money coming in and whilst he is a pain it does dribble in
decisions decisions...
i kinda think i may tell him that the next time he doesn't pay me on time he gets a 1 week notice

He won;t get any better. He will continue to take the mic and it will wind you up. One question, does the lodger have a lock on the door of his room? If he has it could be a grey area with respect to an AST. I doubt the numptywould be up on law so I would offer him a couple of options.
Pay the £xxx he owes plus 8 cheques post dated for rent as you don't want to be going cap in hand every week.
Siply get out and call it quits if he's out by... If he is any longer charge him cash per day until he out. If he does not pay cash his stuff will be in the garden and locks changed.Lets get this straight. Say my house is worth £100K, it drops £20K and I complain but I should not complain when I actually pay £200K via a mortgage:rolleyes:0 -
