help please regarding an informal contract with a live in tenant

I'm fed up with one of my tenants who lives with me, he has been living here for 7 months and is meant to be paying me weekly...within this seven month period he has not owed me any money for one week out of the 30 odd!

He continuously lies to me about when i'll get the money and its stressing me out chasing him and as i said i'm completly fed up.

The last straw was that we decided about 5 months ago we decided to get kittens (3 for three people) and it was his idea but since then i have to chase him for the money for injections and continuously chase him for cat food and litter etc but just over 3 weeks ago i told him the cats were getting chipped and snipped and i needed the money before them and obviously i was told yeah yeah no problem.

Throughout this 3 weeks i reminded him constantly and come tuesday he told me that bailiffs have taken £110 out of his account whereas i heard from his work mates that he actually had blown £110 in a fruit machine on the monday. Then thursday night i asked him again where the money was and was rebuffed and promised that friday morn before the cats went to the vets he would have it...long story short he went to work early and didn;t come back with money!

i couldn't let one cat not be done whilst the others were being done which meant costing me £65.

I let him rent the room, there was a verbal contract, he did pay a deposit of £X (over several months i hasten to add!) and we agreed verbally a X week notice.

He owes me £172 at the moment with another £60 being added on on monday and i can't see when i'm going to get it so can i ask him to leave as he's behind with payment without notice coz thats going to be 4 weeks of no money ontop!

I'm not sure what to do but no sarky answers please

I cannot stress enough that its not really the money but the fact he lies constantly and i have to chase every week for the money and that he always owes me money and i've had enough basically

    Presumably you have come here for ideas because you have dismissed the thought of throwing him out.
    After the uprising of the 17th June The Secretary of the Writers Union
    Had leaflets distributed in the Stalinallee Stating that the people
    Had forfeited the confidence of the government And could win it back only
    By redoubled efforts. Would it not be easier In that case for the government
    To dissolve the people
    And elect another?

    so can i chuck him out without notice?

    Tell him to go. You will probably end up responsible for the cat.

    He is living with you in your house. In your main home, with you. He is a lodger.

    AST and Deposit Schemes are nothing to do with your situation.

    You should just give him notice to leave, as he is a lodger there is no set time periods for this, so just give him as much notice as you feel you can/want to.

    Personally I draw up a contract with my lodgers (am a lawyer but even for those who are not there are lots of free sites with templates you can use in future - if you want the links or templates let me know will happily send, although at the mo the priority is getting shot of this guy). S21 etc does not apply.

    You have to give them reasonable notice (standard is 28 days) if he asks why you can explain the rent situation if you like but you dont have to give any reasons for wanting him out. He has no security of tenure. If he refuses to go then you need to go to a court and get an eviction but that's a rare situation. Sounds to me like this guy is taking you for a ride. GIVE HIM NOTICE AND GET HIM OUT!! Best of luck
