How do I sell my house in six weeks?

120 Westerton Road
Freehold (Semi-Detached)
Sold for £117,500 on 14 Feb, 2008
Is that in any way comparable to your house?
Not really, it's a long road that has lots of different styles and sized houses. The house behind went for 250k, although that was over 18 months ago
from here: ourproperty.co.uk
Like the asking price, my house is somewhere in between. It was valued at 175k this time last year, which is a bit of a pain as we've put a kitchen and bathroom in since then.
Picture 6 is !!!!, I'll give you that. I'll call them and get them to take it down. Shame as if you look the other way you get see a slither of the reservoir across a field.0 -
Is paying the first months rent really the best the Edinburgh company can do on help with relocation? I would start by trying to negotiate a much better deal than that.
Sorry no tips on selling in this market. All I can suggest is crossing everything and hoping you're one of the few that get lucky.0 -
There is an alternative to upping sticks and moving the whole family to Scotland, namely a long distance commute. It saves the kids starting new schools, etc.
Maybe your employers will agree to some working from home and say 3 days a week in Scotland? That's 2 nights away in a cheapo B&B, which is not too bad.
I'm not suggesting this as a long-term solution, but in the short term it takes the financial pressure off you. In any case, whilst it may be your dream job, you can't be 100% sure it will work out.No reliance should be placed on the above! Absolutely none, do you hear?0 -
I know the area well and there's no way I'd pay more than £135 for a 3 bed semi - prob less in this market. I'd drop to £140 asap but you'd still struggle to sell/complete in 6 weeks - pretty much an impossibility. I'd bank on a 'buy it now' offering you less than £125K in this market also. Try an auction but you'd have to be prepared to let it go for the minimum you set. This obv has to be a lowish figure to get interest.
I'd put it on the market asap at £140K, be prepared to accept from £130 up and do a long distance commute in the meantime. If it's your dream job it's worth going for - these opportunities dont come around all that often.MANAGED TO CLEAR A 3K OVERDRAFT IN ONE FRUGAL, SUPER CHARGED MONEY EARNING MONTH!:j

According to rightmove, within half a mile of your street, there are 31 properties with 3 bedrooms or more, all under £170k. Yours is the 3rd most expensive, so your chances of selling at that price are VERY slim, given that there are 28 other houses to look at first!
Personally, I would go for this one which is £10k less:

The houses under £140k seem to be a bit smaller than yours, so perhaps if you want to undercut some of the bigger ones, you should put it on at £145k for quick sale.
I don't like photo no.2. It's slightly blurred, and makes the lounge look dark. The minty green walls are horrible! (no offence! just being honest!)Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')
No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)0 -
I love Edinburgh and would move there like a shot (come on, guys, could just one lecturer resign???), but have you costed out the job fully? It's a very expensive city, and there is no way you will find any house or even a flat that is even slightly comparable to the one in Leeds. If that is your price range, you're going to have a long commute and still live somewhere a bit grotty.Mortgage started on 22.5.09 : £129,600Overpayments to date: £3000June grocery challenge: 400/6000
