    If it goes to auction the buyer has to complete in 28 days. You pay fees up front. There is a chance nobody wants it.

    imho if I wanted to sell at auction I'd make sure the details said that I was relocating and the place was ready to move into. Some people are nervous of the history of property at an auction, so it might encourage them to come and bid for it if they know the circumstances.

    Drop the price was my first though, followed buy a cash for you home, but I just can't afford 25%

    Renting seems a bit high risk and with a wife an 3 kids risk is bad.

    The job is my absolute dream job working for computer games company. But if I can't find a solution, and I can't afford to pay for two places, I may have to miss out.

    You can set a reserve, but be aware that a high reserve will probably mean no sale in todays market.

  • Gareth, I know the area and know it's nice but in todays market to get a sale the house has to be an absolute bargain c £135k MIGHT get you a quick sale.

    There is a five bed, bathroom, en suite, 2 sitting room, dining room. downstairs w.c. garden. Semi for sale in one of the best parts of Huddersfield for £155k, with some finishing work required and it's not an auction property.

    Times are changing....quickly.

    First, I think the house is really nice, but image no. 6 is rather off-putting.

    I'd have thought that auction is your best bet. If it sells, the auction contract is binding, and you know where you stand. With private sales, people mess you around for ages, then pull out at the last minute. Even with an auction, though, there's a delay, as the catalogue gets prepared say 3 or 4 weeks in advance of the auction. The reserve you set needs to be pretty low.
