Can't see why you would want/need an en-suite in a two bedroomed property. I'd take it out and make a bigger bedroom.

This seems to be a new trend with fitting en-suites to smaller and smaller houses and it does not really make sense to me - why have a bath/shower etc that is restricted who can use it? - surely you'd want just another bath/shower etc off a main walkway so it's accessible to all - far more useful!

I would prefer an outside bog at the bottom off the garden.
Lovely on a cold winter morning .

And I hope you use a good quality newspaper for the wiping:D

    Hi all

I was wondering on peoples thoughts about the value (in terms of house prices) of an en suite bathroom. I have one in recently purchased 2 bed flat, and, being just a single couple, think it would be better (for us anyway) to rip it out and extend the bedroom or have a walk in wardrobe.

However, I worry that this might not be as attractive to potential purchasers when selling in 10/ 15 years.

    Any thoughts?

BTW the en suite needs replacing too, as it is more than a bit shabby.

As an agent I would say in a poll more would want the ensuite keeping!

However if you are looking from the point of view of when you move just leave well alone. I have seen places where the seller had taken a decision to do something thinking it would meet with the majority opinion and it didn't.

And the most important point is 'one mans meat is another mans poison'. Sod's law if you spend on altering the first viewer/person interested, when you come to sell, will say I wish you had left it how it was.
