En suite vs bigger bedroom/ walk in wardrobe

Hi all

I was wondering on peoples thoughts about the value (in terms of house prices) of an en suite bathroom. I have one in recently purchased 2 bed flat, and, being just a single couple, think it would be better (for us anyway) to rip it out and extend the bedroom or have a walk in wardrobe.

However, I worry that this might not be as attractive to potential purchasers when selling in 10/ 15 years.

Any thoughts?

BTW the en suite needs replacing too, as it is more than a bit shabby.

    I saw something amusing a while back about en suite.
    Saying that they're the equivalent of a pot under the bed.

    Is it the only bathroom?
  • If it is just the two of you and you have a bathroom then I would rip it out for the bigger bedroom size. We have a four bed house with four living in it and we manage perfectly well with one bathroom and no en-suites. I think the addition of numerous bathrooms in medium sized properties is a current fad which won't last.

    Totally agree with the above posters. I would rather have a larger bedroom and one main bathroom than a rabbit-hutch sized bedroom but with an en-suite.

  • I don't see a point in having two bathrooms in 2 bed flat. I would perfer walk-in wardrobe/dressing room. I find it annoying that they put 2 bathrooms in most of new build 2 bed flats and it eats the space of your bedroom.
  • It's a personal decision. I'd think that it would lower the value of the flat, but if you intend on staying for a long time and you can afford it, then why not? You can always ask your estate agent for advice.

    I've never understood why a 2 bed flat needs 2 bathrooms.

    We looked at loads with pokey bedrooms and ensuite, but opted for 1 bathroom and 2 large bedrooms in the end, as visitors tend to have suitcases, so need space to put them down and open them up, and we didn't want to keep tripping over everything in our bedroom either.

    No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)
  • A contrary view ....

    I can live with a smaller bedroom - I only sleep in there. But even with just two of us, when you gotta go, you gotta go!!! And that can be an issue with just one bathroom/loo.

    A walk-in wardrobe/dressing room is fantastic - but a luxury. I'd have the en-suite over a dressing room any day. Although, it does depend on the storage space available elsewhere in the property.

    I bought a new build about eight years ago (and sold it soon after, when I met my partner), but that was a three bedroom, three bathroom town house. At that time, the ratio of bathrooms to bedrooms was (apparently) a big selling point. Not sure what the position is now, though.

    In terms of value, I would imagine there's very little to choose - buyers will see the space and decide for themselves how they want to use it.

    When I worked in Ireland my employer provided a two bedroom flat with 1 bedroom en suite and one separate bathroom.

    As I was sharing the flat with a succession of people I didn't know I was very grateful that we could have a bathroom each.

    I think this is the type of occupancy that drives the two bed two bath style

    I think flats are designed with sharers in mind. While a couple may not mind sharing one bathroom, two individuals in flat share may prefer a bathroom each.

    Most people wanted ensuite.... I would rather have a bigger room, if it is two of you, and the space in the room is more important for me, than extra bathroom. I usually get up first, have a shower, and then my OH takes it over, while I make coffee and get my breakfast ready, pack the lunch. Works for us.
