I think flats are designed with sharers in mind. While a couple may not mind sharing one bathroom, two individuals in flat share may prefer a bathroom each.

Perhaps it depends on the size of your bedroom. Is it a pokey little room with not enough space for the normal amount of bedroom furniture?

I personally would prefer an en suite but that's looking at it from our situation. My OH suffers with ulcerative colitis and, as Debt Free Chick says "when you gotta go you gotta go" and it wouldn't matter if I was on the loo, in the shower or bath, there would be an urgent knock on the door demanding immediate use of the loo (because of his condition, so not his fault), so when we recently started to look for a house it definitely had to have an extra toilet at least.

I think it depends on the look of the room. In my old house the main bedroom was across the width of the house. It was a victorian house with a big bay window and extra window to the side. It would have easily fit an en-suite but the room looked so good the way it was intended.

On the other hand we had a downstairs toilet, and it was just the two of us so we couldn't get caught short. There is nothing quite as unpleasant as running yourself a lovely bath and having your husband tell you he desperately needs the toilet before you get in. And that he won't be standing up to relieve himself. :(

Personally, I'm not a fan of en suites - seem like a waste of space - but an awful lot of people do want them and I think the flat will be worth a little more with it.

However I would have thought that if you aren't planning to sell for 10-15 years, then to hell with the resale value! Do whatever you damn well please to your flat and enjoy living in it for the next 10+ years.

I don't see a point in having two bathrooms in 2 bed flat. I would perfer walk-in wardrobe/dressing room. I find it annoying that they put 2 bathrooms in most of new build 2 bed flats and it eats the space of your bedroom.

The point is a lot of 2 bed flats are shared by 2 people, ie housemates or "young professionals" or whatever they call them.

One of the things I despised about sharing houses for years was sharing the bathroom. Especially when I lived with the girl who told me showers got clean with the soap that you use to wash your self, and therefore required no cleaning.

If I had to share again, having my own bathroom would be one of the only things that would make me take somewhere I think.

We have one bathroom/toilet in our house, and in all honesty I would rather not have to share with my partner! Quite how he practically floods the place every time he has a shower I don't know..

I would prefer an outside bog at the bottom off the garden.
Lovely on a cold winter morning .

Personally, I wouldn't even bother looking at a flat or house without an en suite. I've had them in every house I've lived in over the last 15 years and wouldn't want to go back to 'waiting' to use it.

Beats an outside bog anyday, but then I've never had that, so you never know I guess!
  • My house in the UK (Victorian mid-terrace) has one downstairs bathroom, with the loo in it and nowhere else to put a second.

I must admit I would like another toilet/basin upstairs, but without losing bedroom space there is no room.

Answers the question for me really, doesn't it?

My Spanish house has a shower room with a loo in it and a downstairs cloakroom AND four bedrooms for the two of us - seems like the height of luxury!!
