That was the original point I was making: the nice properties are only dropping marginally.
The house we're referring to has only dropped 3.5%.
i think you're wrong there, given that the property in question has been on the market since march and no-one has bought it at its current price of £840k. (it hasn't been part of a collapsed sale as that would show up on property bee).
this means that the true market value of that house is not £840k, but some figure below £840k.
just because the asking price has not fallen much doesn't mean that the property is holding its market value. it just means that the seller hasn't lowered the asking price to a point where anyone is interested in buying the house. sold prices are market value, not asking prices.
if you look at properties in banstead between £750k and £1m, there are plenty of examples of properties reducing their asking price and failing to sell, many of the houses have been on the market for a long time.0 -

We live in WC1 - Bloomsbury. Near Holborn.
I did a quick search of all my own posts on this board, and found 12 which had the word "Blackheath" in them. Not exactly half!...much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -

That sums it up for me as well.
The crash has already happened.
Its just that most sellers don't realise it yet. (And a very small percentage of buyers)0 -
Round my way the falls have been tiny - but the very nice properties are not even going up for sale. And looking at the property pages it seems it's mainly the poorer properties that have dropped considerably; the nice properties are not falling anywhere near as much.
Ok so we've determined you live in Banstead.
I suggest you get the Property-Bee plugin so you can follow the real market more accurately.
So many of the people who are trying to sell "nice" properties (or top end anyway) seem to be reducing their price in order to try and find a buyer.
And these are serious reductions in terms of real money. What a buyer would be obligated to pay, with deposit and mortgage - or liquid funds. And you might believe that it levels off from here, but some of us believe there will be many more reductions to come in the market.
Plus, Banstead seems to be getting hit with price reductions across the board.0 -

I know Banstead - and the part Rumbaba is talking about - no way would you find a 3 bed for £390K! That must be the Wallington end of Banstead.
Banstead proper? You're looking at £800K minimum for a 4 bed. Up to £3M maybe - IF they were wanting to sell - which they probably wouldn't.
No-one wants to leave there:p
