I realise that some properties have dropped in price but as there seems to be fewer properties on the market; few buyers; and fewer mortgages available how can we have a true picture of the market?
Round my way the falls have been tiny - but the very nice properties are not even going up for sale. And looking at the property pages it seems it's mainly the poorer properties that have dropped considerably; the nice properties are not falling anywhere near as much.
Could all this panic and doubt be causing mass hysteria thus preventing stagnation?

Depends where you are.
On Rightmove, for example, 12 - 24 months ago there tended to be between 15 and 18 pages of properties for sale. Now there are 23....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -
There are quite a few nice properties up in my area for sale, 36 pages on Rightmove, Yet on nethouseprices.com only 35 houses have sold in the last 3 months. Nice.0

Those few properties are the market and are as true a picture as you're going to get.
Even if the "nice houses" came on to the market, buyers' expectations on prices will be set by the current market.What goes around - comes around0 -

Bit free with your accusations today ad44downey. What rattled your cage anyway? I don't remember seeing you in in the housing boards before and so certainly don't recall us having any 'rucks'.
So why are you on my back all of a sudden on this and other threads. I hesitate to say you're a 'flag of convenience' because of your high post count and early join date, but I do always wonder when someone I don't know carries out an unprovoked attack - makes me obviously think that while I haven't had a 'ruck' with that particular username, that I may have had one with one of their others?
